Investing in a new home can be an overwhelming process all on its own, then add in trying to figure out if you should buy an existing home or build a custom one into the mix and your anxiety levels will soar. So, I’m here to help make that decision a little easier by giving you the pros and cons of each!

For all my DIYers, here are the pros & cons of building a new home ⬇️

Pros

✅ You have control over the design.
✅ You can customize any aspect of the home to ensure it both reflects your taste and fulfills your needs.
✅ You won’t have to deal with competing buyers over the house itself — once the land is yours, you’re set!
✅ A newer home = less ongoing maintenance costs.
✅ You don’t have to worry about toxic materials that might be found in an older, existing home.
✅ It can be more environment-friendly since newer homes are typically built with energy-efficiency in mind.

Cons

❌ Unexpected costs might come up during the build.
❌ Requires a lot more effort and time.
❌ It can be very stressful.
❌ You’ll have to landscape from scratch = more costs.
❌ Before you can even start building on your new plot of land, you’ll have to prepare it, including preparing utilities and having a road built onto it.

Pros & cons of purchasing an existing home ⬇️

✅ Less time waiting for construction.
✅ More options available in developed areas.
✅ You’ll have some landscaping already done for you.
✅ You always have the option to renovate the home to make it more to your liking when you have the time.
✅ Is typically less expensive than building.

❌ Can be time-consuming and stressful searching for a home (working with a realtor can alleviate some of the stress involved!)
❌ You may run into a bidding war competing for the house you want, which can cause even more stress.
❌ You likely won’t find the exact floorplan you’d like and will need to compromise on some features.
❌ Older homes have more maintenance issues and are less energy-efficient.

One of the most important things you can do when getting ready to list your home is to stage it. Why?

Home staging will increase your power and appeal and is meant to stir up the imagination of the buyer. A properly staged home should allow buyers to feel as though they are already living in that space.

Consider this: Staged homes sell for an average of 6% higher than the listing price!

Here are some tips on how to stage your home:

🏙Create a “skyline” on any shelves or mantles
This will keep your space organized and roomy

☀️Let in as much natural light as possible!
It makes the room feel lighter and spacious

🪴Consider adding plants (real or artificial)
There’s something about plants that promotes a positive “vibe” and adds vibrance to any room

One of the most popular trends in kitchen design nowadays is the use of black kitchen cabinets to create a dramatic and sophisticated-looking space.

Ok….So what makes black kitchen cabinetry rise in popularity?

✔️ Dark kitchen cabinets don’t show oil or smears as effectively as light-shaded kitchen cabinets. If you are a neat freak or someone who doesn’t have much time to spend cleaning, this is definitely a plus.
✔️ Dark kitchens are favored by those who want to create a dramatic and sophisticated looking space

Consider this Tip:

For a bigger kitchen, consider putting an island with dark cabinets in the middle, and afterward, make the remainder of the cabinets white. This will give you a perfect, contemporary look without going absolutely dull or overpowering the faculties. A sprinkle of shading, similar to red blended in with the dark, makes for an emotional and fun look!

Have you noticed rising rent prices? The U.S. median rental prices have surpassed pre-pandemic growth and are now at their highest point in two years.

Monthly rents rose 5.5% year over year. Just to put things in perspective, one-bedroom & two-bedroom rentals climbed to the highest levels since May 2019 at [ $1,718 and $1,422 respectively (national average)]. Rents for studio apartments rose for the first time in the last 10 months, reaching a median of [$1,254].

Apparently, this has by no means took place before… which begs the question: why are rents rising so fast?

#2. Median Home Values Went Up (Slightly)
#3. Occupancy Rates Remain High
#4. Growing Demand from Millennials & Baby Boomers
#5. Renters Avoid Property Maintenance and Repairs

One thing for sure…..Homeownership is cheaper than renting! With historic low interest rates, plus buyer incentives, and tax credits, homeownership is a no-brainer. Let’s start looking
