200 people in a hotel ballroom versus 200 people on a rooftop. The number is identical. The operating conditions are not.

Suzette looks beyond headcount: venue type, setup, indoor versus outdoor conditions, what is being installed, what is being served, what is being amplified, and which agencies may need to be involved.

Define el uso exacto. Confirma el zoning. Revisa los registros existentes. Determina si hay un cambio de uso. Después, mapea las demás aprobaciones que pueden seguir.

Before you buy a South Florida property, do not let a clean lien search end the due-diligence conversation.

No open permits and no violations does not necessarily tell you whether the existing conditions match the last approved plans. Permit history, archived plans or microfilm when available, and a site comparison can reveal questions that a basic search may not.

The cost of finding that out after closing is very different from the cost of asking before.

Out-of-state teams can know the Florida Building Code and still underestimate the local layer.

South Florida projects can be shaped by local ordinances, municipal procedures, plan-format expectations and jurisdiction-specific requirements. The code is the foundation. Local operating knowledge is what helps a team understand how that code is actually reviewed in a specific place.

A fixed-date event is not managed through one submission deadline. It is managed through a sequence of decisions: defining the footprint, identifying the agencies, collecting vendor documents, protecting inspection windows and making sure the field matches the approved plan.

The timing shown here is illustrative. The real calendar depends on the jurisdiction, scope, season and reviewing agencies.

Permitting delays often appear during review. They are frequently created earlier—while the project is still being designed, specified and sequenced.

Your plans can be ready and your project still may not be ready to move.

A significant project can sit inside several approval systems at once: zoning and use, building and trades, outside agencies, product approvals, right-of-way, private-property requirements, inspections and closeout. The master permit may be the center of the file, but it is rarely the whole file.

The better question is not only, “When can we submit?” It is, “What has to align before the submission becomes useful?”
