🏡 Thinking About Buying New Construction?

Before you sign the contract, keep these tips in mind 👇

✔️ Bring your own Coldwell Banker Sloane agent- Builder sales reps work for the builder. Your agent is there to advocate for you, helping you avoid one-sided decisions and protecting your budget, timeline, and contract terms.

✔️ Research the builder

✔️ Know what upgrades are included- understand what's included in the base price vs. upgrades. Ask for a detailed list.

✔️ Never skip inspections- Even new built homes can have issues. Consider a pre-drywall inspection and a final inspection before closing.

✔️ Ask about warranties & HOA fees

✔️ Compare lender options- Builders may offer incentives for using their lender, but it’s still smart to compare rates and closing costs with outside lenders.

✔️ Budget for extras like blinds, landscaping, fencing, etc.

A brand-new home is exciting, make sure you’re fully prepared every step of the way! ✨
