New Horizons Midtown Manor offers affordable apartment homes for persons 62 years of age or older. Residents must also qualify according to income guidelines established by HUD. Midtown Manor houses 23 one bedroom apartment homes. Each home consists of a kitchen with walk-in pantry, carpeted combination living room and dining room with coat closet, one bedroom with full closet, one bathroom and a

linen closet in the walkway. Kitchens are furnished with an electric stove and refrigerator. Every apartment has their own hearing and air. On-street and off-street parking is available. Gas, electricity, water, sewer and trash removal are all provided at no additional cost. Phone, cable/satellite tv, wi-fi/internet are available at the expense of the resident. Resident is responsible for individually contracting for these services. Midtown Manor provides a laundry room with coin operated machines. A community room with a full furnished kitchen is available for your larger family gatherings or sitting with friends. Relax and enjoy the beautiful mornings or evenings on the patio. Your small furry friends are also welcome as long as they get along well with others. All Midtown Manor entrances are ADA accessible. Two indoor stairwells and an elevator serve the 3 story complex. Midtown Manor is located on Central Ave, otherwise known as main street. Our neighbor to the north is the Vestey Center that provides hot, homemade lunches and Midlands Area Agency on Aging that provides Handi-bus sevices along with other senior services. Our neighbor to the south is a laundromat. Our backdoor neighbor is Ideal Market. Ideal Market is a large grocery store with deli, bakery, meat department and so much more. Down the block within walking distance is Superior Pharmacy, local banks, eye doctor, dentists', hair salons, hardware store, florist and gift shops. Superior also has the best rural hospital and doctors, a Dollar Store, several eating establishments and much more. If you are looking for a quiet, safe, caring community look at Midtown Manor. I get a lot of questions on how rent is determined for HUD section 8 properties, which is what New Horizons Midtown Manor is.

Basically we take monthly income minus medical expense and that becomes your adjusted income amount. If this is under a certain amount then you qualify for rental assistance. HUD has a formula that then determines what you will pay for monthly rent and HUD will subsidize the rest.

If your adjusted income amount is over the limit but you are 62 or older or are disabled at any age, then you may still qualify, but you would pay 'Market Rent' price and not receive a subsidy from HUD. Current market rent is $513 a month. This includes utilities: gas, water, electricity and trash. Cell phone, internet and satellite TV is the responsibility of the tenant.

What is income? Income is any money that you receive consistently monthly, weekly, bi-weekly, etc. One-time payments do not count as income. Income could be from Social Security, SS disability, wages, an IRA that you are receiving monthly payments from, or retirement accounts that you are receiving monthly payments from.

What are medical expenses? Medicare premiums taken out of your social security check. Prescription insurance premiums. Supplemental medical insurance premiums. Insurance for eye care or dental care. Out-of-pocket expenses paid for doctors, clinics, pharmacies, eye care, dental care, hearing aids, etc. What does NOT count are insurance premiums for long-term care, cancer care or life insurance.

YOU CAN HAVE MONEY IN THE BANK or INVESTMENTS and still quality!!!! This is a common misconception. You can have a significant amount of money in your checking and/or savings. You can have investment accounts or retirement accounts loaded with money. You can take these moneys out sporadically in lump sums and it does not count as income. If you start to take them out as monthly payments, then it becomes 'income'.
