Banks will tell you what you qualify for. That's not always the same as what you should spend.

The buyers I've seen stress the least after closing aren't the ones who maxed out their approval. They're the ones who got honest with themselves about what they could comfortably afford while still enjoying life.

Savings goals. Car payments. Family vacations. Home maintenance. The random Tuesday when the water heater decides it's done working.

They're scared of making the wrong decision.

What if this isn't the right neighborhood?

Those questions are completely normal.

In fact, they're often a sign that you're taking the decision seriously.

And that feeling matters, but it’s not the whole picture.

Some homes look perfect during a tour, but once you’re actually living there, little things can start to work against you. I’ve seen it happen enough times to know what buyers need to look for beyond the obvious.

Where does the sun hit in the afternoon? Does the main living space get too hot? What does traffic sound like at 7 a.m. on a weekday? Is there truly room for the way you live, not just the way you’ll decorate? Can you picture yourself there in two years, not just two weeks?

Buying a home that truly fits your life takes more than loving the kitchen. It takes stepping back from the excitement long enough to ask the honest questions.

I get it. Mortgage rates are on a lot of buyers' minds right now.

But here's what I've seen time and time again: buyers who focus only on waiting for the "perfect" rate sometimes miss out on the perfect home.
