Mark your calendar: Autumn With Topsail is locked in for October 16–18 at the Historic Assembly Building in Topsail Beach. The Historical Society of Topsail Island has run it since 1988, and it's my favorite weekend on the island. You get 100+ regional artists, live music all weekend (The Notorious Clamslammers, The Carolina Band, North Tower Band and Band of Oz are on the lineup), festival food and a b**r and w**e garden.

It runs Friday 5 PM through Sunday 4 PM. One-day tickets start at $7, and there's a free shuttle from the parking areas (per the festival's Eventeny page). If you've been thinking about a second home out here, it's a great weekend to come down and fit in a few showings. Send me a message and we'll set them up.

If you live in Pender County or you're moving here with kids, mark tomorrow night. Pender County Schools is holding its first community forum on growth and redistricting on Tuesday, Sept 29, at 6 PM at Topsail High School. If you can't make it in person, it's livestreamed on the district's YouTube channel. A second forum follows on Nov 17.

The district brought in NC State's SchoolCAMP team to help with attendance boundaries and future facility needs as Hampstead, Surf City and the county keep growing. If you're buying with a particular school in mind, this is exactly the conversation worth following before you commit to a neighborhood. I know this island and I know the towns feeding into these schools, so let's find what actually checks your boxes. (Details per Port City Daily, Sept 21, 2026.)

What's happening this week on Topsail Island — one number, one road, and one ride.

The 30-year fixed hit 7.361% today, up over a quarter point in a week (per Mortgage Research Center, reported by Fortune). I'm not going to guess where it goes from here — nobody can — but if you're running numbers on a purchase right now, that's the figure to run them against.

Closer to home: Roland Ave is down to one lane between New River Dr and Coconut Cove while a new waterline goes in under the Intracoastal. That runs through this week, per WECT — so give yourself the extra few minutes. And Saturday from 8 to 1, Soundside Park hosts the 16th annual Reel Housewives of Topsail Island bike ride for breast cancer awareness (per the Town of Surf City).

Quieter roads, same island I've called home for 22 years.

Three-dollar burger. Game day. Surf City.

Surf City Smash is running it — 100 Charlie Medlin Dr, Suite B — and it's the kind of thing you only find out about if you're here in the off-season. Late September on Topsail is when the crowds thin out, you can get a seat anywhere, and the island goes back to running at the speed the people who live here actually moved for.

I've been here twenty-two years and this stretch is still my favorite week of the year. Everybody asks about July. Nobody asks about the last Sunday in September, and they should.

After several days of HIGH rip-current risk on Topsail Island, we’re back to LOW today—and it’s shaping up to be a beautiful Sunday at the beach!
