I am please to present you Miami Beach Real Estate Market Report for the Q2 2024.
The Miami Beaches market heated up in Q2 2024 โ€“ for the first time in over three years, both the single-family and condo markets saw an improvement in sales compared to the year prior.
Sales surge: The annual increase in sales, coupled with a greater market share of sales over $5M for both product types, caused sales volume to climb substantially for the Miami Beaches.
Prices climbed: Alongside rejuvenated demand and slightly lower mortgage rates, pricing metrics climbed across-the-board for single-family homes and condos.
Inventory diverged: Listed condo inventory rose by double-digits compared to a year ago while single-family home supply remained level compared to last year.
Still high inventory levels: Despite the improvement, inventory is still high compared to the past few years.
Discounts deepen: High inventory levels have caused listing discounts to deepen annually, which also helped boost sales.
CONDO/CO-OPS/TOWNHOUSES
For the first time in nine quarters, condo sales and dollar volume in the Miami Beaches rose annually.
Closings rose 7% annually to 966 sales, the highest quarter total in two years.
Average price at $1.5M and price per square foot at $1,072 reached all-time highs, thanks in part to seven closings above $15M โ€“ the most of any quarter since mid-2022.
Listed inventory decreased slightly with last quarter but, at nearly 3,450 units, was at its highest second quarter total since 2021.
SINGLE FAMILY HOMES
For the third consecutive quarter, Miami Beaches single-family closings and sales volume rose by double-digits annually.
Single-family home sales rose 29% annually to 115 closings, the first quarter with more than 100 sales since Second Quarter 2022.
Sales volume increased by more than double โ€“ spiking to just under $922M โ€“ the highest since Q2 2022.
Average price and price per square foot each rose by more than 30% annually, reaching all-time highs due to a double-digit increase in the market share of closings above $10M compared to a year ago.

The Miami Beach market sizzled in the second quarter.

Dear friends, clients, and followers,

As we approach the New Year, I've decided to share some of the challenges and events that I haven't discussed much in 2023. In July, I made the decision to re-enter the real estate industry after almost four years away due to frequent relocation, the challenges of COVID-19, and the arrival of my first newborn.

Three years ago, I moved back to Florida from Boston and, at 40 years old, welcomed my first child. After a fulfilling two and a half years of maternity leave, I chose to return to the real estate industry, where I've dedicated my career since 2003.

My journey in real estate began in Commercial Real Estate with DTZ, now Cushman & Wakefield. During that time, I collaborated on office allocations for clients from the Top Fortune 500, assisting in the establishment of their offices in Moscow. Later, I transitioned to Knight Frank and eventually joined a Real Estate Investment fund. Over the years, I've facilitated numerous leases totaling over 900,000 sq ft. and sold properties exceeding $100 million.

Recently, I joined The Corcoran Group, one of the top real estate agencies in the USA, renowned for its exceptional marketing teams, including the #1 agency in Manhattan. Restarting wasn't easy in this competitive market with 216,000 real estate agents, but drawing from my familiarity with Miami and its neighborhoods since 2013, coupled with my extensive real estate background, has been incredibly beneficial.
