As the For-Sale Market Starts to moderate for the Winter season the rental market is heating up.🔥
Here in Surprise the average rental price for a Three-Bedroom Single-Family Home is $2,000 𝐚 𝐦𝐨𝐧𝐭𝐡.
Two factors may lead to rental prices increasing:
1. 𝐓𝐡𝐞 𝐉𝐨𝐛 𝐌𝐚𝐫𝐤𝐞𝐭 𝐢𝐬 𝐈𝐦𝐩𝐫𝐨𝐯𝐢𝐧𝐠 - over 85% of jobs lost at the beginning of the pandemic have been recovered and job openings are at an ALL TIME HIGH of 10 Millions. This has led to big transitions in both the rental and homeownership markets.
2. As 𝐇𝐨𝐦𝐞 𝐁𝐮𝐲𝐢𝐧𝐠 𝐃𝐞𝐦𝐚𝐧𝐝 𝐂𝐨𝐧𝐭𝐢𝐧𝐮𝐞𝐬 𝐭𝐨 𝐈𝐧𝐜𝐫𝐞𝐚𝐬𝐞 many potential first-time homebuyers are being priced out - with the national median existing home sale price up 25% year-over-year in June this is causing serious anxiety for non-homeowners.
