So as I was thinking of those that gave the ultimate sacrifice. My GPA was in the service and I was looking at his discharge papers and noticed "Normandy" on it. Now he did not pass while in service, but to think of all those that did on that beach alone. I wish I would have gotten more out of him about his time in service while he was still around. Can't imagine the stories he probably had. RIP and thank you to those that sacrificed. 🙏

Troy with Realty One Group - Are you a buyer asking when is a good time to buy? Or a seller asking when is a good time to sell? The answers can obviously be different.
Buyers in AZ - inventory is up in much of the valley. With higher inventory comes more competition for your business. This can translate to better prices and potentially seller concessions. The only slight downside to buying now is interest rates have increased slightly recently however still at a fairly low historical number.

Sellers in AZ - as mentioned, inventory is up which means you have more competition. If you are a seller with the hopes of getting those 2021-2022 home prices, you are going to be one of those sellers sitting on the market for several months with multiple price reductions trying to chase the market with potentially not catching it. If you are a seller that strategically prices just under market value up front, your chances to sell much quicker are high.

Troy with Realty One Group - Ask Your Inspector These Questions Before You Buy 🏡
A home inspection isn’t just about getting a report.
It’s your chance to learn everything about the house before you commit to it.
When I’m with buyers at inspections, I always encourage them to ask questions like:
✔️ What are the biggest issues in this home?
✔️ How old are the major systems?
✔️ Are there any safety concerns?
✔️ What repairs should happen right away?
Those answers can completely change how you move forward.
Sometimes it means negotiating repairs.
Sometimes it means planning future maintenance.
And sometimes it gives buyers the confidence to move ahead.
The inspection is one of the few moments where you get a full look at the walls of the home.
Use it.

Nobody tells you house hunting has stages.
Excitement.
Confusion.
Hope.
Mild heartbreak.
Then finally… emotional stability.
At some point you stop reacting to every house and start reading the situation.
That’s usually right before you end up buying the right one.
If you’ve reached the “I’m oddly calm about this” phase… you’re closer than you think.
And yes, every buyer goes through it 😅
