Gina Mauro - Exp Realtor Arizona Realtor with Exp Realty I am a native of Arizona, more specifically the West Valley. I grew up in the military (dad is Ret USAF).

Shortly after my husband & I married, he joined the Army. I spent 20 years traveling around the country as a military wife and now have settled back into the valley as my husband prepares for retirement. We purchased a new build just as the Covid era began and went through the many challenges involved in new construction during a pandemic. I was a Realtor for many years in WA state. I entered the

industry when short sales were just entering the market & we all had to adjust to the challenges that brought with it. Despite those challenges, I was still successful in working with both buyers & sellers. I look forward to working with you & maybe even sharing some of my experiences I have had growing up here in the Valley & moving around the country.

In case you missed it, there was a grand opening for the new Fry's at 16400 N. Pat Tillman Blvd on Feb 22.

"... the newest location will feature a modern design with amenities including Murray's cheese shop, a sushi station, wine department, Starbucks, a grab-and-go sandwich and soup case, pharmacy, apparel and housewares departments, pickup services and a fuel center."

And coming soon, but no date yet. I drive by there a lot and they haven't even fenced it off so it could be awhile ๐Ÿ˜‰

I definitely had my dog in mind when choosing my house. As a former dog groomer, I needed to make sure my house had a spot where I could dedicate to grooming him. When looking at different builders & models, I passed on quite a few that I just knew weren't going to accommodate the equipment.

Latest update on what's open & what's coming. So excited about this project!
Looks like the majority of all the major stores they've been working on along the 303 will be open in February and then a couple stragglers in March. Plus some new additions coming. Buffalo Wild Wings was a surprise update for me! And the one my son is most excited about!

I was up in Flagstaff this past weekend for a church retreat so was unable to do a interest rate update so here it is.
Looks like it jumped up a smidge as we're thinking it will do. It's predicted to do this bouncing around thing for the next 6 months or more. It'll be interesting to see what Friday's update brings. Stay tuned!

2 things to note when looking at this. 1. Selling price has gone down a bit but 2. when you look at the months of inventory we have, 2.1 months, that tells you we are still very much in a seller's market. These 2 things are good for both the buyer and the seller ๐Ÿ˜

Growing up here, I thought monsoons were just a normal thing that happened everywhere. I remember the first time I moved to WA at 18 years old. I was at a gathering at the small apt complex I lived at & I asked the landlady when monsoon season started and she had no idea what I was talking about! ๐Ÿ˜†
The storms were so much worse, it seemed, when I was younger. It was just a given that we would lose power. We had a swamp cooler and once the dew point reached a certain point, it stopped working & would get so hot in the house. We'd go out & swim until the storm rolled in & then sit on the patio & watch it. As soon as it rolled out, it instantly cooled off. It was so destructive back then too though. Our neighbor's palms were always getting struck. It seems it's really tamed down as the valley has grown.

If you've lived in Arizona for any length of time, you know what the monsoon is.
