This one is officially CLOSED… and let’s just say it earned that word.

People see the “Just Sold” post, the smiles at closing, and the keys on the table. What they don’t always see is what happens behind the scenes.

This transaction had more than a few twists:
• Sellers went MIA for 4 days 😅
• A very “spirited” inspection period
• Termite treatments that had to be handled quickly
• A closing date that got moved up to the exact time I was scheduled to be on vacation
• One of the sellers ending up in the hospital two days before closing
• And helping navigate loan requirements for their purchase in another area — which meant walking through documents, uploads, signatures, and a little extra tech coaching along the way

Real estate isn’t always smooth. It’s problem-solving. It’s steady communication. It’s staying calm when things get messy. It’s making sure clients feel supported — especially when the technology side of things feels overwhelming.

And when timing didn’t cooperate, I leaned on my team. Huge thank you to my business partner Troy Emehiser for stepping in while I was away.

Through all of it, we worked the process, handled the issues, and kept everyone moving forward.

Today, my sellers are officially closed and on their way to their new hometown. That’s what matters.

This one took teamwork, experience, and some serious negotiating—but we’re officially through the inspection period and moving forward 💪

Inspections can be one of the most stressful parts of a transaction. Repairs, requests, opinions, and emotions all come into play. What makes the difference? Clear communication, cooperation between agents, and a listing agent who knows how to protect their seller while still keeping the deal together.

This transaction is a great reminder that it’s not just about putting a home under contract—it’s about navigating the tough moments, negotiating smartly, and keeping everyone focused on the end goal: a successful closing.
