**Happy Buyers! 🎉**
Sometimes the best real estate stories take a little patience.
I met these clients at an open house almost a year ago, and we immediately hit it off. That day, they told me that when the time came to complete a 1031 Exchange on their rental property in Surprise, they wanted me to help them find their next investment property.
We knew this wasn't going to happen overnight. Sometimes real estate is a long game, and that's perfectly okay.
Fast forward nearly a year, and they were able to sell their rental property directly to their tenants. With the exchange clock ticking, we started the search for their next investment property in The Grand.
I had all the search parameters set up and they were planning to come to town the following week when I got a phone call.
*"Hey, will you go look at this property for us?"*
My response: *"Sure, but I haven't seen that one come through."*
Turns out the property was larger than what we had originally been searching for, so it never appeared in the automated search results. But they saw potential and thought it might be a great value.
One virtual showing later, we wrote the contract while I was literally sitting on a plane, and just three weeks later we closed!
This transaction is a great reminder that sometimes you have to look in a different direction to find exactly what you're looking for.
