Short Term Rental changes for the City of Surprise
Please be aware of the current changes. If you have clients who have short term rentals or are interested in purchasing short term rentals, send this to them asap. This can help them to possibly avoid being at risk of fines.

Rental Accountability Ordinance
To promote the health, safety and welfare of our residents, the City of Surprise has a Rental Accountability Ordinance.
The ordinance will permit the City to enforce provisions of state law regarding maintenance code violations.
All rental property owners are reminded that they must register with the Maricopa County Assessor's Office and the recorded legal class of the property must reflect a legal class of "4-Residential Rental". Failure to register a rental with the county could result in a $100 violation, per day.

It is unlawful to rent a short-term or vacation rental in Surprise without first obtaining a license issued by the City. A short-term rental is transient lodging obtained for 30 consecutive days or less, as defined in Arizona Revised Statute § 42-5070. A separate license is required for each short-term or vacation rental property. Proof of County registration is required at the time of City license application, if applicable. County registration must stay current during the short-term rental licensure period.
