My commute is all over Arizona these days, but between excellent clients and these views, it is worth it.
I remember seeing black and white desert rainstorm photos growing up. Some of those Ansel Adams landscapes made me love wide open spaces. Today felt like one of those photos, and it was just a part of my simple commute on Black Canyon highway- heading back from showings in Tempe and Phoenix.
Yes, Arizona really is this beautiful. Each season with its own gems. Only dull when we stand still for too long.

Here are some categories for eliminating “friction”:
- Get your house squeaky clean, and remove clutter.
- Remove anything that ties you to the home, so they don’t picture you in the home instead of them.
- Fix all the visible problems, so they don’t think of the time or money they need to spend on repairs.
- Get out of the house if possible, and remove any approval process for viewing the home.
- Give people opportunities to see the house without needing to ask their Realtor to see it.
- Remove anything associated with pets.
- Get rid of odd smells, colors, etc.
- Don’t post photographs of the unsightly parts of your home.

This can be a long process, or a quick one, depending on the state of your home right now. But it’s worth it! Reducing friction will help you sell for more money, and faster.

Put your money where your mouth is! That’s what Berkshire Hathaway just did this past week when the company bought out Taylor Morrison for $6.8 Billion. I always remember Warren Buffett saying that betting on America was a great idea, and I agree with him. Yes, the dream of homeownership is tougher than it has been in the past. But it’s still possible. And with new home builders and their incentives driving down the cost of a mortgage in today’s market, homeownership is more possible than most people realize.

Congrats to my client who purchased this beautiful HUD home!
Thjs was a much more complicated transaction than most- but this buyer stayed positive and got an incredible deal as a result. With homes in the area selling for over $300k, she was able to buy this home for $255,000 - and the home had fully paid solar!
I love when good people get an awesome deal, and this was just that!
Lots of lessons learned in this HUD transaction… foreclosures don’t always turn out like you expect. I’ll be sharing those learnings soon, in case you ever run into one you’d like to buy!
