Arizona rental owners avoided several major landlord-law changes in the 2026 legislative session.

As of June 8, 2026, key proposals around lease renewals, rent increase notices, application fees, and investor ownership restrictions had not become law.

That means Arizona’s existing landlord-tenant framework remains largely intact for now, which is good news for West Valley rental owners.

Sold a rental property, or thinking about it? Don't pay the IRS until you have to. πŸ’°

A 1031 Exchange lets Arizona landlords defer capital gains taxes by reinvesting the proceeds from a sold rental into another investment property. Done correctly, you keep ALL of your equity working for you instead of handing 15–20% of your sale to the IRS.

But the rules are unforgiving: 45 days to identify the new property, 180 days to close, and you can't touch the proceeds in between.
