LEWEK’S NOVEMBER 2022 SUN CITY WEST SALES ACTIVITY UPDATE

As a resident, I provide real estate activities information of this nationally recognized premier Active Senior Golf Community which requires one person living in any unit here to be at least 55 years young. SCW consists of 7,100 acres with approximately 29,000 owners of 17,791 homes primarily developed between 1978 and 1998 with 4 recreation centers, 4 regulation golf courses, 3 executive courses, 1 private and 1 public golf course, shopping centers, churches, banks, medical buildings, an amazing library, a bowling alley, dog parks, etc. Activities include pickleball, golf, tennis, handball, racquetball, paddleball, whisper ball, platform tennis, bowling, workout facilities, indoor and outdoor swimming, 100 clubs, and much more. Living here provides opportunities to enjoy a multitude of free and/or low cost events within our community. My data is obtained using the Arizona Multiple Listing System and I attempt to only reflect homes with access to the Sun City West Recreation Centers. Although in the Sun City West zip code, Corte Bella is its own gated community and does not have access to the Sun City West Recreation Centers but does have a lower age restriction of 45. Additionally not included are other communities in the 85375 zip code that have newer homes without age restrictions east of El Mirage Road.

This Buyer’s Market continues to be impacted by the high inventory and high/increasing interest rates. New listings are coming on the market daily while many existing listings are reducing their List prices and homes are returning as “Back on the Market”. As of November 30, 2022, Sun City West had 233 Active homes listed (vs. 62 a year earlier); 196 were Single Family-Detached (SFD), 16 were Gemini homes, and 21 were Patio/Apartment Style homes. List prices ranged from $205k for an apartment style to a high of $869k for a SFD home. There were 78 units in some form of Pending and a total of 1,027 units that closed year-to-date (vs. 1,229 last year at this time). There were 61 Closed transactions in November beginning to reflect the reduced square foot prices with the average Sold price of $402k or $226.88 per s.f. vs. 56 Closed transactions just last month with the average Sold price of $403k or $244.15 per s.f. (perhaps indicating larger homes being purchased in November). Of the 40 SFD homes that were not on a golf course and did not have a pool that closed in November, 22 reduced their List price prior to going under Contract, 7 sold at even less than the reduced List price, and a total of 33 closed at prices between $10k - $145k less than their original List Price.

The highest priced home that has Closed in Sun City West this year continues to be the 3,171 s.f. 3 bedroom, 2 ½ bathrooms, 2 ½ car garage, SFD home with a pool and on a golf course lot that closed in April for $935k. There were two SFD homes that Closed in November that were on a golf course with a pool; one was a 1,825 s.f 2 bedroom, 2 ½ baths, 2 car garage home built in 1995 at $570k ($312.32 per s.f.) and another 2,319 s.f. 3 bedroom, 2 baths, 2 car garage built in 1981 at $615k (or $265.20 per s.f. and vs. $659k List).

Home prices are impacted by location, size, type and age of residence, amenities, availability, and the condition of the home (i.e. move-in ready versus needs upgrading and/or repairs). Whether buying or selling, it is prudent to compare similar properties to get a more accurate analysis of where your home should be priced. Buyers and Sellers each have their own motivations for their actions. Only YOU know what the home you are buying is worth to you. When selling, you may want to ask yourself what you would pay for it if you were buying it. My goal is to assist people in making educated decisions.

LEWEK’S OCTOBER 2022 SUN CITY WEST SALES ACTIVITY UPDATE
This Buyer’s Market is primarily due to high inventory and interest rates. As of October 31, 2022 Sun City West had 241 Active homes listed (vs. 65 a year earlier and 206 last month); 209 were Single Family-Detached (SFD vs. 55 last year), 17 were Gemini homes (vs. 3 last year), and 15 were Patio/Apartment Style homes (vs. 7 a year ago). List prices ranged from $209k for an apartment style to a high of $875k for a SFD home. There were 72 units in some form of Pending (vs. 123 last year) and a total of 966 units that closed year-to-date (vs. 1,114 last year at this time). There were 56 Closed transactions in October with the average Sold price of $403k or $244.15 per s.f. (vs. 113 Closed transactions last October with the average Sold price of $385.5k or $219.49 per s.f.). It is interesting to watch the market now, with new listings coming on daily while many existing listings are reducing their prices and homes are coming “Back on the Market”. The highest priced home that has Closed in Sun City West this year continues to be the one that closed for $935k with a pool and on a golf course lot mentioned in a prior Newsletter.

After peaking in prices for closed transactions in March 2006 when the prices reach an average of $154.42 per s.f., prices had dropped to a low of $84.70 in January 2012. We have seen substantial increases since the average of $87.18 in 2012. As of the end of October, this average price per s.f. year-to-date was $237.96 with October sales indicating $244.15 per s.f. while Days on the Market went from 28 YTD to 44 in October (indicating it is taking much longer to convert Active Listings to some form of Pending). As a reminder, it typically takes another 21 – 45 days for the actual funding to take place.

During the month of October the 56 closings consisted of 5 patio/apartment style homes with the least expensive being $196k, 7 Gemini homes with the least expensive closing at $299k, and 44 SFD homes closing at prices from $269k to the most expensive being $675k. A year ago there were 113 closings consisting of 9 patio/apartment style homes with the least expensive $110,500 ($142.21 per s.f.), 8 Gemini homes with the least expensive closing at $246.7k, and 78 SFD homes closing at prices from $276k to $675k.

Kathleen Lewek’s Sun City West October 2022 Status Update

Sun City West ended September by reaching 206 Active listings in the MLS vs. 206 last month and 50 a year earlier. The Active listings consisted of 179 Single Family Detached homes, 15 Gemini homes, and 12 Patio/Apartment/Townhouse style homes. List prices range from $205k for an apartment style home to $875k for a home with a pool on a golf course lot. All of these figures do change almost daily. The higher inventory of Active listings, longer time on the market, and increased number of listings that have reduced the listing price are indications that prices may have peaked. As a resident of Sun City West since 2011, I have dedicated my expertise to monitoring the real estate activity in the Recreation Centers of Sun City West community. Therefore, Corte Bella and the homes on the east side of El Mirage Road are not included in my recap unless a unit slipped thru the cracks (as they sometimes do).

There were 67 Closed transactions in September, vs. 84 in August, with 45 average days on the market, vs. 32 in August, and ranged from 0 to 161 days vs. 116 days max in August. Average days on the market are calculated using the first day “Active” to the date the property has an accepted Contract. Of the 55 closed SFD homes not on a golf course or with a private swimming pool, 15 closed at or slightly above the original “Listed price” (or 27%), and the remaining closed at less than the initial Listed price (73% vs. 62.5% in August) with those prices ranging from $315k to $579k. The average price per square foot for these homes was $243.74 vs. $244.61 for a golf lot home. The 7 SFD homes on a golf course without a pool closed at prices ranging from $500k to $720k, while the 1 with a pool but not on a golf course lot closed at $400k, or $287.56 per s.f. and the home with a pool on Briarwood golf course closed at $719k for $279.87 per s.f. The 8 Gemini homes closed at prices ranging from $250k to $430k, and the 4 Patio/Townhouse/Apartment Style homes closed at prices ranging from $225k to $415k.

Sun City West continued the increasing number of homes listed and ended August 2022 with 165 Active listings in the MLS of which 145 were Single Family Detached homes, 11 were Gemini homes, and 9 were Patio/Apartment/Townhouse style homes. List prices range from $205k for an apartment style home to $935k for a home with a pool on a golf course lot that just came on the market. Prices appear to have peaked due to the higher inventory of Active listings, longer time on the market, and increase number of listings that have reduced the listing price. I check activity daily and September thus far is continuing to show more Active listings in the MLS.

There were 84 Closed transactions in August with 32 average days on the market which ranged from 0 to 116 days. Average days on the market are calculated using the first day “Active” to the date the property has an accepted Contract. 10 closed above the “Listed price” (or 13.0%), 17 closed at the original list price (23.6%) and the remaining 45 closed at less than the initial Listed price (62.5%). The 58 SFD closed at prices ranging from $225k to $570k (with 34 average days on the market), 4 Gemini homes closed at prices ranging from $300k to $395 (with 22 average days on the market), and the 10 Patio/Townhouse/Apartment Style homes closed at prices ranging from $205k to $290k (with 29 average days on the market).

When analyzing all SFD homes the average “Closed” price year-to-date was $432k vs. $408k during the month of August. The 52 homes without a pool and not on a golf course lot average “Closed” price year-to-date was $401k vs. $395k in August with 32 average days on the market, the 5 SFD homes on a golf lot without a pool average “Closed” price year-to-date was $563k vs. $522 in August with 51 average days on the market, and the one SFD home on a golf lot with a pool closed at $472k in August after being on the market for 37 days.

The above figures indicate my prediction of a stabilizing Sun City West market a few months ago appears to be coming to fruition. What a difference a year makes! Sun City West ended July 2022 with 140 Active listings in the MLS (vs. 37 a year ago and 64 the prior year) of which 127 were Single Family Detached homes (vs. 29 a year ago and 47 the prior year), 6 were Gemini homes, and 7 were Patio/Apartment style homes. List prices ranged from $249k for an apartment style home (vs. $225k a year ago and $129k two years ago) to $709.5kk for a home with a pool on a golf course lot (vs. $650 a year ago). Although prices have continued to increase dramatically, the higher inventory of Active listings, longer time on the market, and increase number of listings that have reduced the listing price indicates a changing market. It was interesting to note that several of the sellers using direct home buyers have had reduced pricing activities. For Sellers choosing to use these options, please consider first speaking with a Realtor that knows this community to obtain an accurate estimated value of your home to make an educated decision. Homes priced properly are converting from “Active” to “Closed” quickly. There were 57 Closed transactions in July (vs. 82 in July 2021), of which 13 closed at the “Listed price” (or 22.8% with average days on market of 21 days after adjusting for the 2 homes pre-sold). 12 closing at higher than list price (21.1% with average days on market of 13 days after adjusting for the K Hovnanian home on the market 250 days due to it being built during the listing period), and 32 closing at less than the initial Listed price (56.1% with 43 average days on the market). 47 SFD closed at prices ranging from $290k to $695k (vs. 47 SFD closed at prices ranging from $165k to $652k in July 2021), 6 Gemini homes closing at prices ranging from $262k to $350k (vs. 4 Gemini homes closing at prices ranging from $309k to $425k in July 2021), and 4 Patio/Townhouse/Apartment Style homes closing at prices ranging from $209.9k to $257.5k (vs. 9 Patio, Townhouse/Apartment Style homes closing at prices ranging from $163k to $280k in July 2021).

When analyzing all SFD homes the average “Closed” price year-to-date was $434.9k vs. $420.2 during the month of July (vs. all 2021 SFD homes the average “Closed” price year-to-date was $348k vs. $378k during the month of July 2021). Homes without a pool and not on a golf course lot were $405.1k vs. $409.7k in July (vs. 2021 SFD without a pool and not on a golf course lot were $325k vs. $354k in July 2021) and the one SFD home on a golf lot without a pool went closed at $390k in July (vs. SFD homes on a golf lot without a pool went from $459k to $499k in July 2021).

The Active listing volume as of 6/30/22 increased to 118 and changes almost daily due to new listings and homes going into some form of Pending. The least expensive listing was $234k for a 944 s.f. apartment style unit to an average listing price of $457.7k and high listing price of $899k for a 3,045 s.f. SFD home with a pool, 4 bedrooms, 3.5 bathrooms, 3 car garage home in the Fitzpatrick Ranch area which was originally listed on 5/20/22 for $413k. This is indicative of the numerous price reductions I have observed in the Active Listings (i.e. 12 of the 24 least expensive units had reduced prices).
The 712 “Closed” transactions year-to-date is less than the 757 last year at this time. The YTD Closed for a patio/apartment style home ranged from $187k - $468.5k, vs. Gemini homes having a range of $190k to $455k. SFD home average Closed was $436.1k while SFD without a pool or golf lot average was $404.5k ($487.2 if it had a pool) vs. a golf lot SFD home average of $566.7k or $683.3 if it also had a pool.
Of the 100 total Closed transactions in June, 76 were SFD with prices ranging from $199k for a home with extensive fire damage to $680k (or $202.88 per s.f.). The greater volume of sold homes vs. the fewer homes on the market is caused by homes selling quickly. The Closed price in June for a patio/apartment style home ranged from $195k - $330k, vs. Gemini homes having a range of $289k to $388.9k. SFD home average Closed was $453.4k while SFD without a pool or golf lot average was $416.3k vs. a golf lot SFD home (which is typically a larger home) average of $603.4k.

Kathleen Lewek’s Monthly Update of Sun City West Real Estate Transactions Through 5/31/22

What a difference a year makes. Last year at this time we continued to experience a lower inventory of homes on the market with only 27 Active homes listed in the MLS whereas at the end of May this year had 86 Active homes listed in the MLS (which increased to 92 as of 6/3/22 and price reductions increased to 12). This number changes daily with new listings coming on and others dropping off. 74 are Single Family-Detached listed between $249k - $799k vs. last year 24 listed between $265k - $684k; 5 are Gemini homes listed at $330k and $425k vs. 2 listed at $319k and $340k a year ago, and 7 Patio, Townhome, Apartment Style home listed between $249k and $374.9k vs. 1 last year at this time listed at $299.9k. There were 612 “Closed” transaction year-to-date vs. 644 last year at this time.

The dramatic price increases should begin to stabilize with the increased volume of available listings and become reflected with the August closings. The higher interest rates and prices investors are paying are not expected to have much impact in Sun City West due to a large percentage of cash buyers and investors looking for rentals as an alternate source of income to the volatile stock market. This is a challenging market for both buyers and sellers trying to capitalize on the higher sale prices during the last six months. In this type of market, the normal rules don’t seem to apply. It appears some people have decided to sell simply because they can get a substantially higher price than they had paid for their homes and buyers are okay with getting into bidding wars due to having excess cash. Cash continues to be king, especially since some properties could have some difficulty with appraisals coming in at the sale price.

Closed SFD transactions in May reflected price ranges of $289k – $897k with an average of $254.59 per square foot vs. the price range of $228k – $605k with an average of $201.12 per square foot during the same period a year earlier. Golf course lot homes without a private pool year-to-date have “Closed” at prices ranging from $415k - $775k averaging $256.52 per s.f. vs. $260k - $650k averaging $207.84 per s.f. the prior year while the premium prices in May ranged from $431k - $775k with an average of $268.17 per s.f. vs. the prior May ranged from $389k - $605k with an average of $221.76 per s.f.

The primary development of Sun City West, a 7,100 acre community 30 miles west of Phoenix and Scottsdale Arizona, occurred between 1978 and 1998 with the creation of 16,900 homes (with 14% of the homes located on a golf course lot), 4 recreation centers, 4 regulation golf courses, 3 executive golf courses, and both a public and private golf course. This age-restricted community requires one person on the Deed or Lease be at least 55 years young and no one under 19 may reside here. The community includes medical facilities and a hospital within our walls. Activities include biking and walking paths, tennis courts, handball, racquetball, whisper ball, pickle ball, platform tennis, golf, bowling, an awesome library, over 100 clubs, workout facilities, and much more. As such, there are some minor distortions due to Agents inputting data incorrectly (i.e. a single family detached home input as an apartment/patio home, a home located in Sun City input as Sun City West). Since Corte Bella and other communities on the east side of El Mirage Road are in the Sun City West zip code but do not have access to the Sun City West Recreation Centers I attempt to adjust my figures accordingly. Although I normally hold off posting statistics until after allowing time for any needed adjustments, I elected to post this information as of 5/1/22.

Located in the Phoenix West Valley area approximately 30 miles west of Phoenix/Scottsdale, Sun City West continues to be a nationally recognized premier Active Senior Golf Community which requires one person living in any unit here to be at least 55 years young and offers tennis, handball, racquetball, paddleball, whisper ball, pickle ball, platform tennis, golf, bowling, workout facilities, swimming, 100 clubs, and much more. Sun City West is a 7,100 acre community with 16,900 homes primarily developed between 1978 and 1998 with 4 recreation centers, 4 regulation golf courses, 3 executive courses, 1 private and 1 public golf course, shopping centers, churches, banks, medical buildings, etc., located areas. Sun City West ended April 2022 with 69 Active listings in the MLS vs. 21 a year ago of which 60 were Single Family Detached homes (vs. 24 a year earlier), 4 were Gemini homes, and 5 were Patio/Apartment style homes. The least expensive Active Listing is for a 944 s.f. Apartment style home listed at $215.9k vs. a 1,401 s.f. Apartment style unit reduced to $204.9 a year earlier and the most expensive is a 2,744 s.f. SFD home with a casita for a total of 3 bedrooms, 3 bathrooms, 5 car garage initially built in 1979 on a 12,600 s.f. lot vs. a 2,164 s.f. 2 bedrooms, 2.5 bath, 3 car garage home built in 1995 listed at $675k during the same period a year ago.

There were 154 Closed transactions in April vs. 135 a year ago; 127 SFD closed at an average price of $438k vs. 111 SFD closed at an average price of $351k in April 2021. The 16 golf course lot SFD homes closed at an average of $627k vs. the 22 golf course lot SFD homes closing at an average of $440k during the same period in 2021. Closed prices ranged from $187k for an apartment style home (up from $176k a year ago) to $935k for a 3,171 s.f. 3 bedroom, 2 ½ bathrooms, 2 ½ garages, with a pool and on a golf course lot that had been on the market for 50 days before selling at the List Price (vs. $605,000 for a 2,629 s.f. remodeled golf course lot home built in 1993 on a 12,771 s.f. lot that was on the market for 7 days a year earlier). The mid prices for closed transactions in April included the following: overall $414.4k (up from $330k a year earlier); Gemini $342k (vs. $270 in 2021), Apartment/Patio style home $252.9k (up from $217.6k); average SFD $438k (vs. $351k), SFD not on a golf course lot with a private pool $490.8k (vs. $379k), there were 4 SFD on a golf course lot with a private pool which closed at an average of $700k vs. one a year earlier which closed at $515k.

I’ve noticed homes closing for as much as $100k over List Price and $65k less than List Price with 25% of the Active SFD homes having reduced their List Price. Since there are 118 homes in some form of Pending, I expect the Closed transactions in May to be somewhat similar to April. Due to the increase in Active listings and longer Cumulative Days on Market, it will be interesting to see what happens to prices going forward. Home prices are impacted by inventory, location, size, type and age of residence, amenities, and the condition of the home (i.e. move-in ready versus needs upgrading and/or repairs). When selling, please do not “over-improve” your property in the hope of getting the expenses recouped but do consider the advantages of not needing to state the home needs repairs. Always keep in mind YOUR goals needed in pricing and preparing the home for sale. When purchasing, please use a Realtor that specializes in the area you are buying to take advantage of that person’s knowledge.
