FHA Loans Empower More Buyers in New Home Market
Over the past several months, I've watched affordability remain so tight that even the largest homebuilders are leaning more heavily on FHA loans to get deals done—especially for first-time buyers and those with less-than-perfect credit. Since mid-2022, this shift has been especially clear in regions like the Southeast and Texas, where FHA-backed mortgages now account for a significant portion of new home sales. But here's what really matters: while these loans open doors for many, we're also seeing a rise in borrower delinquencies. After 35 years guiding clients through every mortgage market twist, it’s clear that the right loan solution isn’t just about qualifying—it’s about setting buyers up for long-term success. In a market where every move counts, understanding these shifts isn’t just industry trivia—it’s the difference between a win and a warning sign.

U.S. Buyers Balance Budgets and Priorities
It’s no secret—buying a home has always been about balancing dreams and dollars. A recent national survey put numbers to that reality: 77% of U.S. buyers ended up spending more than they planned, juggling price, location, and must-have features. The tradeoffs didn’t stop at price, either. One in five settled for fewer bedrooms or a smaller yard than they hoped for, showing just how tough the market can be when you’re determined to secure the right property.

Financing decisions were another battleground: 29% of buyers made larger down payments, 29% accepted higher mortgage rates, and 28% took on bigger mortgages than they’d imagined. Sometimes, the path to homeownership even meant landing in a different neighborhood—15% made that call.

What really stands out to me after decades of guiding buyers through this process: the need for clear priorities and solid guidance. Among baby boomers, 53% managed to stick to budget, but millennials and Gen Xers were the most likely to stretch $80,000 or more beyond their initial plan. And across the board, 34% of buyers felt they wanted more education from their agent and lender. Defining what matters most before you start touring makes all the difference. That’s the kind of focus and expertise I’ve built my career on—helping people win at the biggest decision of their lives, with no surprises at the closing table.

Government Home Loans to Buy, Refinance or Renovate
Over my 35 years in the mortgage business, I’ve seen how the right government-backed home loan can open doors—whether you’re buying, refinancing, or renovating. Options like FHA, USDA, and VA loans all bring unique advantages: flexible down payments, tailored insurance requirements, and pathways for a wide range of homebuyers. There are also programs dedicated to Native American buyers and those recovering from disasters, each designed to meet specific needs. At Xpert Home Lending, we pride ourselves on knowing these programs inside and out—because every client deserves a solution that’s as individual as their story. When experience meets excellence, the results speak for themselves.

How to Buy a Foreclosed Home
Thinking about buying a foreclosed home? With foreclosure filings up 21%, we're seeing more inventory hit the market—creating opportunities for those ready to move quickly. There are a few ways to purchase these properties: short sales, auctions, or directly from the bank. Each route comes with its own set of challenges, but one thing is universal: these sales are 'as is,' meaning inspections are limited and auction buyers may face premiums. In my 35 years in the mortgage world, one truth stands out—preapproval is your secret weapon. It’s what levels the playing field when you’re up against cash buyers. Having helped thousands navigate complex transactions, I’ve seen firsthand that preparation and expert guidance make all the difference when it comes to foreclosure deals. If you’re eyeing this path, make sure you’re armed with knowledge—and a game plan that puts you ahead of the pack.

A Complete Checklist of Documents Needed for a Mortgage
After 35 years in the mortgage world, I've seen one thing trip up homebuyers more than almost anything else: missing paperwork. To set the standard from the start, here’s a quick rundown of what most lenders—myself included—will ask for when you apply for a mortgage. Be prepared with proof of identity, income (think pay stubs and tax returns), assets (such as bank statements), debts, and your credit history. If you’re self-employed or your situation is unique, expect a few more forms. My approach has always been about making the process clear and straightforward, so you can focus on your next move with confidence. Consistency and preparation go a long way toward winning in this game.

Closing Costs Can Reach 5% of Your Loan
Let’s talk about closing costs—a detail too many buyers overlook until the last minute. After 35 years in this industry, I’ve seen how these costs can catch even seasoned buyers off guard. Closing costs are separate from your down payment and typically need to be paid upfront to finalize your mortgage. They cover a range of lender, property, legal, tax, insurance, and escrow fees. Most buyers in the US can expect these costs to run about 2%-5% of the loan amount (not the purchase price), so it’s essential to budget a bit beyond that initial down payment.

Common charges include origination or underwriting fees, appraisal, inspection, survey, title work, attorney costs, recording fees, prepaid taxes, insurance, and the first boost to your escrow account. Usually, buyers cover most closing costs while sellers handle their own—though in a slower market, you might see seller concessions, sometimes through a higher offer price.

My best advice? Don’t let these fees drain your savings or create unwelcome surprises. Compare lender estimates, review your final disclosure early, and don’t hesitate to ask about credits or assistance. Keep a sharp eye out for duplicate fees. The difference between a smooth closing and a stressful one often comes down to preparation—and that’s where experience matters most.

FHA Loan Refinancing Options
When rates are climbing, smart borrowers look for every advantage—and FHA loan refinancing often sits at the top of that list. After 35 years in the mortgage trenches, I’ve seen how FHA refis can offer a real edge, especially for those who don’t fit the conventional mold. With credit scores as low as 500 still in the game, FHA refinancing opens up possibilities that traditional loans just can’t match.

There’s a range to consider: streamline and simple refinances are available if you already hold an FHA loan, with requirements like six months of on-time payments and a 210-day seasoning period; the simple refi also brings some light underwriting into play. But if you’re eyeing cash-out refinancing, you don’t even need to be an existing FHA borrower—and you could access up to 80% of your home’s value. For those with renovation dreams, the 203(k) option is built to turn those plans into reality.

Not every lender can deliver all four FHA refi types, so it’s worth comparing where you’ll get the most value—whether that’s lower monthly payments, tapping equity, rolling in closing costs, or finally starting that home improvement project. In a business where details matter, my job is to help you find the right fit, every time.

How mortgage preapproval works and why it matters before buying a home
Over 35 years in the mortgage world have taught me one thing above all: preparation wins. That’s why I always advise clients to start with a mortgage preapproval before they even think about making an offer on a home. Preapproval isn’t just a formality—it’s a confirmation that you qualify to borrow a specific amount, based on a close look at your credit, income, debt, and assets. It puts real strength behind your offer, giving you an edge in negotiations and helping you move quickly when the right home comes along. The process does require documentation and a hard credit check, and while preapproval typically lasts 30–60 days, remember it’s not a final loan guarantee. But in my experience, the buyers who take this step seriously are the ones who end up winning—their next move truly becomes their best move.
