Almost every seller has that "Aha!" moment. You see your home’s value on a website and think: "Wait, why don't I just do this myself?"

It’s a valid question. In a world where everyone is scrolling through apps, it looks like you just need a few photos and a "For Sale" sign.

The DIY Path (FSBO) Some people choose to go it alone because they love being in the driver’s seat. They’re comfortable vetting buyers, hosting their own open houses, and navigating the paperwork to save on commission. If you have the time, the patience, and a thick skin for negotiations, it’s a path that can work.

The Professional Path Other sellers realize pretty quickly that listing the home is the easy part. The real work starts when things get messy:

Pricing it high enough to profit, but low enough to move.

Distinguishing "serious buyers" from "weekend window shoppers."

The headache of scheduling 20 showings around your life.

Keeping a cool head when a buyer asks for a massive repair credit at the 11th hour.

The Bottom Line Neither way is "wrong." It just depends on what you value more: saving on the fee or saving your sanity. If you’re stuck between the two, let’s grab a coffee. I’ll give you an honest look at the local market—even if that means telling you that you’re perfectly capable of doing it yourself.

I’ve been digging into the latest FMLS Market Intel Report from Chief Economist Leslie Appleton Young, and honestly, the numbers are telling a story that the "scary" headlines often miss.

If you’ve noticed more "For Sale" signs staying up longer in your neighborhood, you’re not imagining it. Here’s the "real talk" on our local market:

1. You have more options (finally!) 📈 Inventory is up 15.3% compared to last year. We’re sitting at nearly 4 months of supply—the highest we've seen in over 5 years. For buyers who felt rushed in the past, you finally have some breathing room to actually think before you make an offer.

2. The "K-Shaped" Reality ⚖️ This is the big one. We’re seeing a split: Wealthier homeowners and cash buyers (who now make up 26% of all sales!) are still very active. Meanwhile, first-time buyers are getting squeezed by affordability, with their market share hitting a record low. It’s a tough climb for the "starter home" crowd right now.

3. Patience is the new norm ⏱️ The average home is taking about 46 days to sell. The days of "list on Friday, sold by Saturday" are mostly behind us for now.

The Bottom Line: Prices are staying relatively flat (Median is around $430k), but the market is moving slower. If you’re selling, your strategy—pricing, staging, and marketing—matters more than it has in a decade. If you’re buying, you have leverage you didn’t have two years ago.

In today’s market, buyers make decisions fast. Often, they’ve formed an opinion before they even step foot inside, purely based on photos and that very first "curb appeal" moment.

A Keller Williams colleague recently shared a story about a listing where the sellers thought they needed a massive renovation—new kitchen, new baths, the works. But after walking through the home together, the strategy shifted.

Instead of sinking money into big, expensive projects, we focused on what buyers actually notice first:

Fresh Paint: Scuffs were touched up.

Lighting: Every room was brightened up.

De-cluttering: Personal items were packed away to create a "blank canvas."

Flow: Furniture was rearranged to make rooms feel open and airy.

The Entrance: The lawn was trimmed and the front door got a quick refresh.

The result? The home photographed beautifully, showings spiked immediately, and buyers walked in already feeling "at home."

Realtors see this all the time: Preparation isn’t about perfection; it’s about presentation. What actually moves the needle:

There’s something kind of magical about a day where nobody takes themselves too seriously.
