So happy with how our little project house turned out! What do you think?

Today was a good day. My second project house closed and went to a wonderful buyer, but dang was it the journey to get here.

When I purchased this home, it was in pre-foreclosure status. The owner had passed away and his ex-wife was living in the house and was unable to make the mortgage, HELOC, and solar lien payments. It was my first time using a hard money loan and qualifying for the loan completely on my own without Tyler’s income-- which I was pretty proud of. Closing was delayed week after week because of estate issues and it was getting really frustrating trying to rearrange contractors over and over again with every delay.

I should have known the frustrations were only beginning. This house had THREE dumpsters worth of trash to be thrown out, was completely filthy, and smelled like the 6 animals that were living in it. After a week of junk removal, ripping out carpets, and pulling up old flooring, we had a (mostly) blank canvas to start with. It took about 6 weeks of work from some amazing contractors and then it was ready to get back on the market.

We had a bunch of showings and thanks to Eleanor Thomas with Century 21, we got a great offer after 8 days on the market. Aside from having to hunt down the solar lien company to file the UCC Termination, the transaction was pretty uneventful- just how I like them!

Big thank you to Eleanor for being so great to work with, Mack Rice Law for preparing seller docs, and Fisher and Birch PLLC for getting this thing closed.

On another note- if any of my agent friends ever have a project property, call me! I’m always looking for something to bring back to life!
