Facility Location: 3240 Briarfield Blvd, Maumee, Ohio 43537

History: Blue River had 5 veterinarians working out of this property.

About the Facility: The 8,500 sq. ft. building has boarding facilities for 70 dogs on the first floor, cat boarding facilities and additional facilities in the basement along with multiple grooming stations. There are floor drains built into the floors throughout the complex. There is a large fenced-in yard for outdoor exercise.

Equipment: veterinary tools including digital x-ray equipment, dental x-ray equipment, dental tools. Computer system and software, along with the customer list of over 21,000 customers. We did not purchase the name Total Pet Care.

We are looking to sell the building, lease the building or lease it with the option of a sale at a later date.

Our preference is to rent this facility to one veterinarian who is also interested in running a boarding and grooming facility.

However, we are open to any of the following options.

We have shown the property to some single veterinarians who are concerned the building is too large to start with. We are willing to discuss leasing the property with vets who would be willing to run their own practice out of a larger building sharing the facility.

We are open to having another entity run the boarding and grooming portion of the business.

Lease rate for this building is $10,500/month with 50% of the rent paid by the veterinarians or group of veterinarians. The other 50% would be paid by the boarding and grooming facility.
