Because in Long Island, taxes can vary a lot depending on the town, village, and school district.
That means:
✔️ Taxes can be a major part of your monthly payment
✔️ Two homes at the same price can have completely different costs
✔️ Higher taxes are often tied to school districts and local services
✔️ If you don’t look at taxes, you’re not seeing the full picture
Real example:
Two homes at $650K
One with ~$11K in taxes
One with ~$19K
That’s a difference of $700+ per month
Same price.
Very different lifestyle.
