US Luxury Home Sales Vary Widely
The luxury home market across the U.S. is as diverse as it is impressive—something I always keep an eye on, both for my clients and as part of my ongoing commitment to understanding high-end real estate trends. Recent analysis of public luxury sales in major metro areas revealed a wide range, with top transactions spanning from $3.7M all the way up to an extraordinary $130M. Other significant sales included $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M, underscoring just how dynamic and competitive this segment can be. Notably, in four of the most active markets, even the fifth-highest sales surpassed $10M—a clear sign of depth in the luxury tier that sets these locales apart. One particularly interesting market showed a tight range among its top five sales, from $24M to $40M. It’s important to note that these figures are based on publicly marketed properties and may not capture every private transaction, especially in nondisclosure states where only listing prices are available. Staying informed on these shifts is part of what drives my strategy as a broker and advisor, ensuring clients receive guidance rooted in the realities of today’s market.

As we moved into early Q3, US existing-home sales dipped 1.7% month-over-month, yet still held steady—up 0.7% compared to last year. What stands out to me is that completed transactions are keeping just ahead of last summer’s pace, even in a market where inventory remains tight. The median price for existing homes has now reached $434,100, marking 37 consecutive months of annual price gains. This sustained growth continues to build equity for homeowners—an important factor to keep in mind whether you’re buying, selling, or simply monitoring your property’s value. Inventory finished the quarter at 1.54 million homes, down 1.9% from the previous month and 0.6% from last year. For buyers, this means tracking listings closely is still essential—opportunities are there, but so is competition. Even as prices rose, housing affordability actually improved on a national level, which is encouraging for those who are prepared to act when the right home and timing align. Mortgage rates have averaged in the high-6% range for a 30-year fixed loan; any movement downward could give buyers a welcome boost as summer progresses.
