September 2026 Market Report | Onondaga County 🏡

September brought a market that continues to show steady home values while the pace of overall sales activity has moderated across Onondaga County.

The median home price reached $285,000, up 3.6% year-over-year, while the average sale price increased 1.0% to $362,548. Homes also moved a little faster, with average days on market falling to 16 days, down 11.1% from September 2025. At the same time, 346 homes closed, reflecting a 13.7% decline in closed sales compared with the same period last year.

Market activity remained meaningful throughout the month, with 242 active listings, 185 homes under contract, and 46 pending sales. Sellers also continued to receive strong offers, with homes averaging 104% of list price received.

For buyers, the slightly slower pace may provide more room to evaluate opportunities and negotiate thoughtfully. For sellers, strong pricing and continued buyer interest make strategic pricing, presentation, and positioning especially important.
