Every so often a buyer asks if it makes more sense to just buy land and build from scratch instead of competing on existing inventory. If your budget is unlimited, full steam ahead, happy to help find your perfect parcel to purchase! If you are watching your wallet, an existing home is going to deliver significantly better value almost every single time.

Around Central New York, standard residential land is relatively inexpensive compared to building costs. Dumping premium materials into new construction usually only pencils out financially if you are sitting on prime waterfront dirt. Otherwise, you are almost always better off buying the used house down the road.

$130k or $180k sticker price on a brand-new manufactured ranch looks tempting when you tour the showroom. Three bedrooms, two baths, 1,500 square feet, and zero old house quirks? Sign me up! And for some situations that peace of mind may be worth everything. The catch is everything that happens aaaafter you pick out the floor plan.

The sticker price gets you the structure, but keep in mind the (very important) accoutrements that you'll need to go with that structure: Buying a parcel, settings up well & septic, electric, checking town setbacks, environmental review, various legal fees, and any other site prep needed. You can easily add $60,000 to $80,000 or more to that base cost. All just things to keep in mind (or ask us more about)!
