Mortgage rates just hit their lowest point in nearly four years, dipping under 6 percent for a day and giving buyers a bit more breathing room. Freddie Mac’s latest weekly survey shows the average 30-year fixed rate still hovering around 6.0 – 6.01 percent, the lowest since fall 2022.

More recent comparison --> That’s about a full percent lower than this time last year. So yes, hopefully by now you've gotten over missing the covid-era numbers, because SINCE then this is about as low as it has been, and could meaningfully improve affordability for people looking to buy or refinance this spring. Here’s a bonus red flag that got left on the cutting room floor - baaad layouts in older homes around Syracuse.
- Common one is bedrooms that you have to walk through to get to another bedroom. On paper, the tax record might call it a three or four bedroom. In real life? That setup rules out a lot of buyers. It might work as an office or nursery, but it’s tough for roommates, kids, or guests.
- ALSO, bedrooms without closets: again for tax purposes, if you built a closet-less bedroom in a new build today, wouldn’t count. But plenty of older homes are grandfathered in, so it still shows up as a bedroom on the listing. Technically correct. Functionally questionable.
- Last one for the tall kings - low ceilings on second floors. You walk into a beautiful first floor with lofty ceilings, then head upstairs and suddenly you’re ducking. The square footage hasn’t changed, but the house FEELS smaller, which matters more than the number on the tax record.

Layout issues won’t always stop a sale, but they absolutely shrink your buyer pool. Always think about whether it works for your life now and whether it will make sense to the next buyer later. THANKS.

ASMR micron info, let's talk about GRAVEL. and WETLANDS. About 200 acres of wetlands on the site need to be filled and stabilized before anything major can be built. The estimate? 9 million cubic yards of gravel.

For perspective, that’s enough to fill the JMA Wireless (formerly Carrier 🟠) Dome to the roof four times. And here’s another facet to the issue: when wetlands are developed, they typically have to be offset elsewhere. Roughly speaking, disturb one acre and you may need to create two. So if 200 acres are impacted, that could mean 400 acres need to be created somewhere else. Developers across North Syracuse and the surrounding area are already feeling that squeeze as they try to build apartments and housing. Where do you think the city should be looking to build more?

Midweek homeowner reminder: As things start to thaw, this is when water issues show themselves. Take a lap around your house tonight. Check the gutters. Make sure downspouts are pushing water away from the foundation. Look for pooling near the corners. See where the snowmelt is actually going.

It’s not glamorous, but this is how you catch small problems before they turn into foundation conversations 😬. And if you’re touring homes right now, don’t just look at finishes - watch the drainage! Go check it out during a rainstorm, or send one of us out to snap some pics ;)

Here we are in February and we've BARELY talked too much about Micron so far in 2026. Let's fix that:

With successful ground breaking in January, Micron’s first big step in Clay is clearing 445 acres of forest. Crews are working right now (weather permitting), but they’re on a clock. They have until March 31 to clear as much as possible before they have to pause until November.

Why? Two endangered bat species use that land to raise their young, so clearing is restricted during that window. That’s a tiiight timeline, especially with the winter we're having. Snow, frozen ground, and limited daylight don’t exactly speed things up.

They likely won’t finish all 445 acres before the pause, but they’ll prioritize key areas tied to the first fab and admin building. Most foundations in CNY are going to have cracks. Hairlines happen. Stair-step cracks in block walls happen. The one that should stop you in your tracks? Long horizontal cracks.

That’s pressure from the outside soil pushing in, and if the wall is already bowing, you’ve got a bigger conversation to have.

Bonus tip from this episode courtesy of Eric's mind palace: if you see a painted checkerboard pattern on a basement wall, that wasn’t a design choice. It means someone was monitoring movement. Use your head: If those lines aren’t square anymore, the wall is shifting! mindblown.gif
