Let’s talk about staged homes.
The ones with the perfectly placed throw pillows, strategic lighting, and a scent that’s just a little too… manufactured.
The smoke and mirrors are designed to make you fall in love at first sight.
Before I became a REALTOR®, I spent years creating those dream-like spaces for luxury listings across Seattle, Bellevue, Kirkland, Sammamish, and beyond.
And I’ll be the first to tell you that no two staging companies are alike, but here’s the thing no one really tells buyers: staging can be a little… deceptive.
I can’t tell you how many times— when I was designing for this specific company— that agents would ask me to “just throw a rug over that water-damaged floor” or “angle the furniture to hide that massive wall crack.”
And to be honest? It never sat right with me. I didn’t know any better… then.
I believe that while staging should highlight a home’s best features, it should never be used to hide major issues.
That’s exactly why my background in luxury staging gives my clients an edge. I have valuable intel because I was once on the other side.
When I walk into a beautifully styled home with my buyers, I’m not just looking at the aesthetic— my experience means I’m trained to spot what’s beneath it.
✨ That carefully placed console table? It could be hiding an inconveniently placed vent or exposed live wires.
✨That stunning area rug? Let’s make sure there’s no weird stain on the floor boards or damage underneath.
✨That fresh coat of paint? It’d be a good idea to check and ensure it’s not covering up moisture damage.
And when I’m representing my sellers? It’s all about honest presentation.
I believe in staging to elevate, not to mislead. Because the goal isn’t just to sell a home—it’s to find the right buyer who appreciates it for what it truly is, and not end up with a lawsuit later.
At the end of the day, buying or selling real estate is one of the biggest financial (and emotional) decisions you’ll make.
And I’m here to make sure that decision is based on real confidence—not just a perfectly fluffed couch, chopped throw pillows, and a strategically placed candle (and, newsflash, not everyone likes the smell of fresh baked cookies).
Want an agent who is knows the difference between staged to sell and staged to conceal?
Hi, my name is Adriann Ford, and I am a REALTOR®.
