Forget Zillow–your agent is the BEST, more accurate place to find new real estate listings.

Because your agent has direct access to your area’s MLS, which is the database with all real estate listings. That means that your agent knows exactly what’s on the market.

Zillow and sites like it often have outdated or inaccurate information, which means that the home you’re obsessing over could've been sold the day before.

Avoid house heartbreak like that by getting your listings direct from your agent. You can even have your agent send the latest listings that fit your needs directly to you–talk about a time saver!

Just like the weather, the housing market is starting to heat up!

Experts are saying that more homes will be hitting the market this spring. It’s a great time to buy as there will be less competition and more homes on the market. While interest rates are currently high, you can refinance in the future when interest rates drop.

In most markets, home prices are continuing to plateau. However, prices and values are still up compared to pre-pandemic markets, which makes it a good time to sell as well.

Overall, you can expect a calmer, more predictable market in which to buy and sell this spring.

Pop quiz answer! Thank you for all your comments...read on to learn which is needed when you're ready to buy a home!

When you’re ready to buy a home, you need to get a… pre-approval!

A pre-approval is when you take your financial info to a lender, they run a credit check, and then let you know how much of a mortgage you will likely be able to receive.

This information is crucial for determining the price range of homes you can look at. Plus, sellers love to see pre-approved buyers because it means that your financing is basically secured.

A pre-qualification isn’t as good as a pre-approval as it doesn’t include credit history or an in-depth financial analysis, but it’s a good first step if you’re just testing the waters.

If you’re ready to jump in and buy a home, getting pre-approved is the way to go.

This choice is usually one that people are pretty passionate about, so I want to know:

What would you rather live in? A one story home or a two story home?

Let me know in the comments!

Personally, I prefer two-story: I like the bedrooms on the second floor, leaving the first floor for entertaining.

But, did you know a rambler (one-story home) is more desirable? Eventually we all get older and as you look toward retirement you want a home without stairs. Not to mention, one-story homes are not built as often in today's market (it is cheaper for a developer to buy less land and build upward), so inventory for ramblers are low.

If you have a rambler, hang on to that sucker! You will thank yourself in the future!

Pinterest is a great place to get inspiration for your home (or home-to-be). But when it comes to the ex*****on, well, that’s when things get a little trickier.

🙋‍♀️I'm 100% guilty and have multiple boards for home DIY projects I want to accomplish. Have I done a single one yet....nope 😄

So here’s a nudge: if there’s something on your “home inspo” board that you can do today, go do it!

Maybe it’s as simple as rearranging a display on your bookcase or switching the layout of your bedroom.

**My Nudge: my downstairs half bath. I purchased wallpaper for it a few months ago and the wallpaper is still in the box 😬. I'll share pics once I actually take my own advice :)
