There are two types of people in the world. Those who count down the days to the pumpkin spice latte (and Uggs 😍) and those who count down the days until it’s gone.

Me? I love a good PSL, but there are so many other fall-inspired beverages worthy of your dollars and taste buds! Here are a few to try that are NOT pumpkin spice lattes:

- Starbucks’ Pumpkin Cream Cold Brew
- Starbucks’ Hot Apple Crisp Macchiato
- Chai latte with pumpkin foam
- S’mores latte
- Hazelnut mocha
- Brown sugar latte
- Spiced cinnamon dolce latte

There’s no such thing as the “right” time to buy or sell.

No matter what you hear.
No matter what people say.
No matter what the “experts/influencers” try to tell you.

The truth is the best time to buy or sell is when YOU are ready! Winter, spring, summer, or fall, I’m here to help you step into your real estate goals. Sure, we’ll use various strategies depending on the time of year, but there’s never a “bad” time to buy or sell if you know in your mind and heart it’s time!

That said, here’s what you can anticipate if your end-of-year checklist includes a major move:

- Buyers, buy now, and you’ll enjoy motivated sellers and lenders, year-end tax advantages, and a new home just in time for the holidays!
- Sellers, sell now, and you’ll enjoy less competition, lots of attention from buyers’ agents, and serious buyers ready to get a move on.

If you’re waiting for a market crash to snag a cheaper home, you might be waiting for a while. Housing experts predict the market will remain strong for a while for several reasons:

1. Ample homebuyers. With most first-time buyers under 40 and the U.S. population nearing 170 million, there’s no shortage of buyers, which leads to the second reason experts predict a robust housing market well into the future.

2. Low inventory. Too many buyers. Too few homes. It’s simple supply and demand — and experts say it will take at least several years to inject enough new supply to balance out the market.

3. Healthier mortgages. Unlike the 2008 housing crash, tougher lending standards and modern mortgage regulations mean today’s homeowners are less likely to default than those who were approved in the pre-crisis lending period.
