We have a 2 in 1 post! I’m so grateful Madison trusted us to not only list her condo, but also help her find their next home! We were able to navigate it to where we had a very small period in between the closing of their condo, and the closing of their new home! I met David and Madison just through a phone call to my office, and I couldn’t have enjoyed working with them more. There are several different factors that affect the interest rate you get on your mortgage, but he’s some major ones! Never believe the number that just pops up on ads or the news. If you want to know what YOUR interest rate would be, talk to a lender and let them tell you. And also remember you will be able to buy down your rate with discount points! Interest rates aren’t always doom and gloom 🙂

The housing market is beginning to heat up again! Between interest rates continuing to lower, mortgage applications rising and inventory increasing, more and more buyers are entering the buying pool. Just in Tacoma alone I know of 2 houses that got multiple offers within the first few days in the last 2 weeks. As we get closer to spring you can anticipate more competition in the market! And a balanced market is good for everyone! 🙂

Buyers - you DO have leverage in todays market, use it!
With the buyers pool being a bit smaller right now, we’re seeing homes sit longer than they ever have, go through price reductions, and sellers having to give concessions to their buyers. Buyers, use that money to help buy down your rate or put toward your closing costs! As rates will begin to drop, we’ll see more and more buyers getting active in the market and creating more competition for these homes. If you’re able, take advantage of this market!

Sellers - make sure you have a good game plan with your agent and take a look at the most recent comps! Having your house sit for a long time can be unappealing to buyers
