Universal Broker Access: Every property in the new First Look status must be timely submitted to NWMLS and accessible to all 30,000+ member brokers, satisfying the mandate for concurrent, equal broker access and preventing off-MLS “shadow” markets.
Expanded Marketing During Listing Preparation: Sellers and listing brokers may publicly market the property in First Look for up to 21 days while preparing the property for Active status launch.
Optional Showings: Sellers can choose to host showings during First Look, or wait to make the property accessible to buyers for showings until the Active launch.
Seller Marketing Controls: Sellers can decide if a First Look listing is published on thousands of Internet Data Exchange (IDX) websites or choose to engage in more tailored public marketing during First Look.
Pre-Launch History: Listing activity accrued during First Look, like days in status and pre-launch price adjustments, remain available in the internal NWMLS database, ensuring member brokers and their clients have access to that information.

Amanda is a modern woman. She was living with her husband and children up north but had the unique knowledge that North Tacoma was a hidden gem. Cheers To Me, I’m The Worst.

Can you remember the warmth that radiated from the TV screen whenever Norm Peterson walked into Cheers? That unison shout of his name, a ritual as reliable as a dog greeting you at the front door. He wasn't home, but he was with his people.

That’s the exact feeling I chase when I step into the Proctor Starbucks at 6:30 AM. It’s an unofficial community club where everyone is invited to show up as they are.

Recently, I finally started PT at One To One Physical Therapy (and I get why half the town recommended them, they don't just have clients, they have raving fans). The owner effortlessly balances strength with humility. During a session, I saw the slogan on their shirts: OWN THE MORNING.

It hit a nerve. Since my twenties, I’ve known that if my feet are on the floor before 5:00 AM, my day is smooth sailing. But if I rise at 7:00 AM? Pure subconscious panic.

Eager to share our morning group, I invited the owner to join our Starbucks cohort, the "Soul Sisters" walking group. I promised I’d be there at 6:30 AM sharp to introduce her, rallied our group chat, and texted Kaitlyn before bed: "See you in the morning!"

Then, I hit snooze until 7:00 AM. ⏰🤦‍♀️

The road to hell really is paved with good intentions.

When I finally slid into Starbucks, the ladies were walking and the guys confirmed the news: my new friend had arrived right on time and was warmly greeted by everyone, just like Norm.

It was perfect. Everyone belonged. Everyone showed up.

Except, of course, for the one person who set the whole thing in motion. ✋

The 3 Biggest Issues with North Tacoma homes are as follows.

Issue #1 There never seems to be enough bathrooms, often there is only 1 😳
Issue #2 everything is old… like really old major components. Including but not limited to roofs, plumbing, electrical, HVACs, etc… 😬

#3 Parking - Good luck finding a garage, carport or even off street parking sometimes. 😩

Not here though. Not at this humble hero of home. This understated craftsman may be the most underrated value I have seen in quite some time.
