You aren't the only one who gets a fresh start! Your home deserves some resolutions, too!

In order to give your home a successful year, here are the home maintenance tasks you should be tackling the first month of the year!

๐ŸŽ„ Store Christmas decor in labeled bins (I like to use red and green to keep it festive and easy to find in the storage room) โค๏ธ๐Ÿ’š

๐Ÿš‚ Refresh play spaces (grab a few stylish storage bins from Target to clean up the kid toys!)

๐Ÿ”‹ Replace smoke alarm batteries

๐Ÿงผ Clean out the fridge and wipe down shelves๐Ÿšฟ Replace shower curtain liners

๐Ÿงฝ Wipe down fan blades

๐Ÿ›€ Wash duvet covers and sheets (throw in dryer balls with essential oils for a spa scented infusion)

๐Ÿ‘• Organize dresser drawers and closets (Donate anything you haven't worn in the past 12 months)!

1. Schedule a home buyer consult with me! This is where you'll learn everything you need to know about the buying process from start to finish.

This is where you get your questions answered and a plan mapped out (even if you're not ready to press play on your home search for several months).

2. Curate a Spotify playlist of your favorite songs to listen to while driving ๐ŸŽต and hit the road! It's time for some research!

Start checking out locations you're interested in. The subdivisions, nearby amenities, where the schools are, how far it is from work. Scope out some specific neighborhoods you have in mind to make sure the layout and lots are desirable to you!

One of the biggest lessons I've learned is that buyers think they know exactly what they want until we actually start looking. Doing some pre-house hunting homework will help you decide if you absolutely love the area (as in YES I want to live here, there's a coffee shop in walking distance!) or "Actually, it's probably a little too busy for our family".

3. Have a conversation with a local lender. Don't be scared, you don't have to get pre-approved yet if you're not ready!

Most pre-approvals only last 90 days so if you're not wanting to move for 9-12 months, you might just do some preliminary research!

However, meeting with a lender will help get you prepared for how much you'll need to have saved, how you could potentially improve your credit score to lock in a better interest rate and all the financing details you'll need to know to buy with confidence!

Don't miss the last thing on this month's list (Santa's watching) ๐ŸŽ…

It's the most wonderful time of the year - HOORAY! And while home maintenance probably sounds like the last thing on your priority list (hello - there are Christmas movies to watch and Eggnog to pour), I had to make sure you (& your home) ended the year strong! ๐Ÿ’ช

Don't worry, I'm taking it easy on you this month AND serving up a lot of fun too!

-Before decorating, switch out old Christmas light bulbs with LED bulbs

-Clear snow and ice from walkways

-Inspect and upgrade attic insulation and ventilation

-Set-up a gift wrapping station

-Inspect your winter weather supplies - shovels, window scrapers, etc. (Don't forget to add a snow scraper to your car)!

-Prepare for power outages - stock up on water, non-perishables, candles, etc

-Check caulking and weatherstripping on doors and windows

-Have your fireplace and chimney cleaned

-Insulate exposed water pipes under your house

-Disconnect and drain garden hoses

-Refresh the holiday decor in one room of your house (which one are you picking?)

1. Hire a GOOD agent! Not only can they give you expert advice and guide you through the pre-market strategies and the transaction. They can also create demand for your listing to increase your net proceeds.

2. Do repairs before listing your home! I always say "repair or disclose." Studies show that buyers want a home that's move in ready. Even if you offer an "allowance" for repairs, it can decrease the amount a buyer is willing to pay for your home. Just take care of it prior to save yourself a lot of headaches and potentially a lot of money!
