When is it a safe time to waive your home inspection?

A: New Construction

B: Purchasing from a relative

C: Always. Save that $800 for those $30,000 repairs that would have been found during inspection.

Yeah, you guessed it - NEVER.

This $1.3 million new construction had a significant leak from the master bathroom onto to the kitchen ceiling. Sure the builder would have fixed it due to warranty, but who wants to move into a brand new home only to be displaced later due to remediation?

One thing we hear a lot from clients, and even some agents, is that they don’t think they need a sewer scope because the house is new, or the line has been replaced.

While the risk is much lower with a new home or a recent replacement/repair there can still be issues.

Yesterday we found two breaks in a brand new line. This scope was done for two investors that care about quality, so even though they just replaced the line on one of their rebuilds, they wanted to make sure the family that buys their home wasn’t going to get stuck with unexpected repairs later.
