Don't let listings expire... Offer the alternative.
I'm hearing from more and more owners whose homes aren't selling on the timeline or at the price they expected, and my company, Concierge Collection, has been an excellent solution.
The Concierge Collection is a furnished rental management company here in Tacoma. We've been operating since 2013, managing short- and mid-term rentals throughout the South Sound.
The market is softening and we are seeing sellers get anxious. Sellers are pulling their listings and requesting us to manage their homes. The idea FOR YOU is simple: Present our option before they pull their listing. A seller with income coming in and innovative, proactive ideas from their agent is far less likely to get frustrated, cut the price, or pull the listing.
We operate this model in two ways; I would love to discuss either scenario if you think it could benefit you and the seller's goals.
Option 1: Keep it listed.
-We rent the home for short stays of under 5 nights.
-Guests can book no more than 30 days out, so no stay runs into a closing.
-You block dates ahead of time for your open houses, and showings are scheduled between guest stays. *Limited showing windows also give buyers a sense of exclusivity.
-My in-house housekeeping team resets each unit after every guest, so it stays show-ready.
Option 2: Pause and relist next year. We shift to our hybrid model of corporate, 30-day and shorter stays to keep the property earning until you're ready to relist.
Staged listings: Furniture stays in place on a longer discounted contract, and we add our essentials package (dishware, silverware, linens and the rest) at a flat rate. The home becomes guest-ready without your seller buying furniture.
I expect we'll see this situation more often in the coming months, and I'd like to be your resource for you and your sellers when it comes up.
If you have any interest, I would love to discuss the opportunity and pull potential numbers!
