While interest rates remain high, an increase in inventory and closed sales transactions signal that buyers and sellers are adjusting to the current market conditions. There was a 41.4% increase in the total number of properties listed for sale, with 12,837 active listings on the market at the end of May 2024, compared to 9,079 at the end of May 2023. The number of homes for sale increased throughout Washington, with 24 out of 26 counties seeing a year-over-year increase. These figures provide a broad view of the region's market dynamics, showing encouraging trends across the board.

Shifting to the micro-level statistics, while it remains a seller’s market, we are noticing an uptick in concessions being offered or negotiated. Sellers are still benefiting from a strategic listing preparation plan, seeing greater returns on their investments. Buyers who are prepared, with financing secured and cash available, are finding their offers accepted more frequently. Looking ahead to June, we anticipate a continued influx of well-prepared homes hitting the market and competitive activity among buyers. This evolving landscape highlights the importance of staying informed and adaptable in today's real estate market.
