Want a clearer picture of what’s on the market in Puyallup right now? Here’s a real-world look at what buyers and sellers are seeing 🗝️

Homes in Puyallup are listed around $642,900, which is where the middle of the market sits.

There are 530 homes on the market, so buyers really have options to explore.

The homes available have been listed about 40 days, giving a sense of how quickly inventory is moving.

Asking prices come in around $278 a square foot, so that’s a helpful reference for comparing homes or budgeting for a move.

214 homes came on the market in the past 30 days, which means fresh options are arriving regularly 📅

About 13.2% of the homes listed have trimmed their asking price, which shows there may be some room to negotiate.

Roughly 19.8% are back on the market after an earlier attempt, a reminder that it sometimes takes a second try to find the right match for a home 🔄

Another fixer-upper UNDER CONTRACT! 🔨🏡

Really happy we were able to come to terms with the sellers on this one and add another project to the pipeline.

One of my favorite parts of real estate investing is looking at a property that needs some love and seeing what it could be. The numbers have to make sense, the renovation has to make sense, and you definitely have to be willing to see past what’s right in front of you.

We’ve learned a LOT through the years buying, renovating and holding real estate, and every property teaches us something new.
Now the fun part begins. I already have a vision for this one and cannot wait to see the finished product.👀

And yes, I’ll absolutely be sharing the transformation!

Not every seller wants to put their house on the market.
For this seller, a cash, off-market sale was the right choice.
No getting the house ready for photos.
No cleaning up every time someone wanted a showing.
No waiting to see how long it would take to find the right buyer.
No financing or appraisal concerns.
No inspection period followed by another round of negotiations over repairs.

Just a straightforward cash offer and a simpler path to closing.

Could they potentially have sold for more by preparing the home and putting it on the open market? Maybe. And that's an important conversation to have.

But selling a home isn't always about squeezing out every possible dollar.

Sometimes it's about convenience. Certainty. Timing. Privacy. Or simply being DONE.

My job isn't to convince every homeowner to list their house. It's to help them understand ALL of their options, what each one could realistically mean for their bottom line, and then let them decide what makes the most sense for their life.
