Pierce County real estate right now: things are interesting.

We have over 3 months of inventory, while prices are holding relatively steady. Welcome to the most balanced market we’ve seen since… cough, cough.

Buyers: You have choices. You have negotiating power. You can actually sleep on it instead of writing an offer from the driveway before entering a shared showing. You get a private showing these days, and it’s still in your best interest to decide before someone else does, as offers are often being reviewed as they come in right now.

Sellers: Don’t panic when offers aren’t rolling in 5 mins after listing. Your house can absolutely still sell, you just might have to price it like you actually want to sell it. Listening to the comps is critical. This isn’t the era of the “as-is, make-me-move” offer. But multiple offers are still happening when the pricing hits that sweet spot of value and the terms are solid. But it’s also OK if action is slow for a month. And here’s the thing, it only takes 1 buyer…the right buyer. The buyers out there right now are serious.

All in all, it’s a buyer-friendly, mostly balanced market, which means opportunity is knocking… and for once, it’s willing to wait while both sides decide whether to answer.

Ok, how funky cool is this?! A beer spa… in North Carolina. I was so excited to send some friends/clients this as a little closing hoorah after years of trusting me through multiple PCS moves. They finally get to enjoy retirement! We got their home sold in San Antonio, TX so they can enjoy the peace of NC in the coziest new home. Congrats David and Janet! 🎉
