This one means a lot.

Three years ago, I handed them keys as hopeful first-time buyers. This week, I handed them freedom.
In between? Life hit hard. A job layoff forced a move back to LA, leaving them with a house over 1,000 miles away. Their goal was simple: sell the house without having to bring money to closing.
So I took the wheel from across state lines.
I walked their empty home when they couldn’t.
* Coordinated move-out clean and staging
* Brought in trusted contractors for repairs
* Navigated tough negotiations and appraisal condition fixes
* Even dealt with a woodpecker that put a hole in the siding on the buyer’s final walkthrough day
The goal never changed: get them out without a loss.

My seller was navigating the emotional whirlwind of losing her father, representing his estate AND dealing with a family home that desperately needed some TLC (and then some!) Think: deferred maintenance, no flooring, and a house overflowing with a lifetime of memories and stuff. It was overwhelming, to say the least.
She was getting lowball offers from investors, but we saw a brighter path. Instead of selling for less, we cleaned it up, listed it as-is on the MLS, and BOOM! 💥 So much interest, multiple offers, and she walked away with significantly more than she ever imagined.

You know those properties? The ones that make other real estate agents throw up their hands? The ones where the challenges stack up like a Jenga tower, threatening to topple the whole deal?
That was Bonnie and Norm's investment property. A manufactured home that had been vacant for some time, moved twice, not title-eliminated, no foundation certification, and years of deferred maintenance. Oh, and a shop with an unpermitted addition the county had already flagged. Financable? Not without a small fortune and a mountain of work before listing.
But Bonnie and Norm are repeat clients, and their trust means the world to me. My goal wasn't just to sell it; it was to maximize their net proceeds and ensure a smooth and easy transaction to fund their retirement.
So, we crafted a game plan. Forget trying to make it financable – the numbers didn't make sense. Instead, we focused on making it so undeniably marketable and desirable that cash buyers would flock to it.
