Neighborhood spotlight: Don't Sleep on Lakewood. Major infrastructure investments, revitalized public spaces, and entry-level home prices that first-time buyers can still stomach.

American Lake Park is just one example of the investment happening across Lakewood. With improved parks, infrastructure upgrades, and home prices that remain more accessible than many neighboring communities, it's a city more buyers should have on their radar.

Unpopular Opinion: Not Everyone Should Buy a Home Right Now

As a real estate agent, this probably isn’t what people expect to hear from me.

But if you don’t need to buy a home right now, it may be worth taking a breath before jumping into the market.

We’re living in a period of significant uncertainty. Global conflicts continue to expand, inflation remains a concern, consumer debt is at record levels, and economists remain divided on where the broader economy is headed.

Will home prices crash? Maybe. Maybe not.

Could they continue to rise? Absolutely.

The truth is nobody knows.

That’s why I believe buying a home should be driven by your personal circumstances—not headlines, social media, or pressure from anyone trying to sell you something.

If you’re financially secure, have a healthy emergency fund, plan to stay put for several years, and buying improves your quality of life, then it may make perfect sense.

But if you’re stretching your budget, draining your savings, or buying simply because you’re afraid of missing out, waiting could be the better decision.

Before real estate, I spent nearly a decade helping injured workers navigate difficult situations and make informed decisions. One thing I learned is that people deserve honest advice, even when it isn’t what they want to hear.

That philosophy hasn’t changed.

If buying a home makes sense for you, I’ll help you get there. If waiting is the better move, I’ll tell you that too.

I’d rather build a reputation for honesty than be known as the agent who tells everyone it’s always the perfect time to buy.

This recent insight from Prashant Gopal at Bloomberg News really caught my attention. Back in 2005, the average American homeowner stayed in their house for about 7 years. Today that number has stretched to over 12 years. That is a pretty big shift and it highlights something many of us are already....
