Why be firewise? Improved safety and better/cheaper home insurance options.

Tahoe City is on its way to becoming the first "Firewise" town in the Tahoe Basin! ⭐

The Tahoe City Downtown Association is partnering with the North Tahoe Fire Protection District to address a "geographic gap" in wildfire preparation between already-certified residential areas.

To become Firewise, the community will have to complete a wildfire risk assessment, form a committee, and create a three-year action plan for home hardening and vegetation management.

🗓 If you're a Tahoe City resident, here's how you can help:
➡ April 20: A planning meeting at the Tahoe City Public Utility District (6 p.m.) to discuss the town's wildfire preparedness strategy
➡ May 30: The first Tahoe City Defensible Space Cleanup Day, where the community will take collective action to reduce local fuel loads

We’re excited to share that the Sugar Bowl Resort New Gondola Project officially broke ground on April 6! 🚧🏔️

As the general contractor, Level 10 Construction is delivering a new 13,500 SF state-of-the-art gondola terminal in Truckee, CA, designed to enhance guest access, improve connectivity to the existing parking structure, and boost overall operational efficiency.

Our scope includes full demolition of the existing facilities and construction of new terminals featuring thoughtfully coordinated architectural improvements to better support guest services and resort operations, while keeping nods to the previous structures with select reclaimed elements.

In California, the Boomer Generation is notoriously "overhoused". Thanks to property value appreciation, many people find themselves land-rich and cash-poor. The article below explains how the state's tax code traps older people in large homes and contributes to our state's lack of available housing for young families.
Contrary to popular belief, California's property tax rate is low relative to other states. What is not low are home values. Depending on one's income, the combined federal and California state capital gains tax rate can be as high as 35% on all realized appreciation above $250,000. (The threshold doubles for married couples.) Many people choose to sell their homes and graciously pay part of their appreciation windfall to the taxman. This is certainly the simplest and cleanest way to move on. However, other people, particularly those whose homes represent the majority of their assets, find the prospect of paying such a large tax a barrier to moving.
If you have owned your property for a long time and wish you could sell, we can help. Together with your accountant, we can help you put a plan in place for you to sell your home while avoiding capital gains taxes on your home's appreciation. This works particularly well for people who are willing to become landlords or investors and wish to leave an inheritance for their heirs.

Lake Tahoe is a US navigable waterway, which means all of the water is publically accessible regardless of who owns the land below. All around the lake, property owners usually own their land down to the "low water mark". However there is a big difference in how the land between that low mark and the "high water mark" can be used. On the California side there is a public use easement; the public may set foot on easement land and congregate there. In Nevada, no such right exists.
