Spent the morning at the merch booth volunteering while watching these incredible teams give it everything out there. So proud of Annie for competing, and the North Tahoe team absolutely crushed it! 🙌

Nothing beats watching the middle school girls line up for their race - coaches dialing in last-minute guidance, nerves turning into focus, and then watching them go out and kick ass on the course. 💪

It takes a village to make days like this happen. Huge thank you to all the volunteers who show up, week after week, to guide our kids in their passions and give them a community to grow in. This is what Tahoe living is all about.

Savoie has been one of my favorite watches this past year - I’ve driven by this building for months wondering what we’d finally be eating here, and it was so worth the wait. 🇫🇷✨

Bringing my kid and friends to try the amazing French food, and honestly, this is exactly why I love when new restaurants open here. As a Tahoe real estate advisor, supporting local spots matters to me - but more than that, I love being able to send my clients somewhere I’ve actually tried and loved myself.

And when one of my dinner guests - who’s actually French - was blown away by the quality of the dishes? That’s when you know it’s a winner. 🙌

Wakeboarding at the end of summer, when the crowds have thinned and the lake feels like it’s ours again 🌊🏔️

We picked up this wakeboarding lesson at the Kiwanis Club of North Lake Tahoe silent auction Kiwanis Club North Lake Tahoe — every bid going straight back to local kids — and honestly it’s turned into one of our favorite summer traditions. Annie lives for this. A few friends, a sunny afternoon, and the lake.

This is the Tahoe most people never see — not the July 4th version, but the quiet, golden version that shows up after schools are back. It’s exactly why we love living here, and exactly what we help our buyers find.

Speaking of West Shore magic — just helped a client close on her forever home in Tahoma. Such a special stretch of the lake. 🏡💙

Sometimes the best things are worth the wait 🐾 My buyer saw a lot of homes before this one — but the moment we walked into 7294 3rd Ave, we knew it was the one. All the stars aligned, and today she’s already in there making it her own. So proud of her patience paying off with a home she’ll love for years to come on the West Shore.

Better late than never - this one’s been sitting in my drafts since Monday (busy negotiating a deal for my client for her amazing new home!). 🎶

Twenty years ago I drove myself 3,500 miles from Atlanta to California — solo, in a convertible, an iPod loaded with Corinne Bailey Rae on repeat.

So when I saw she was playing a 20th anniversary show for that same debut album — 90 minutes from Tahoe, at a small venue in Grass Valley — I didn’t think twice, busy week or not.

The Center for the Arts in Grass Valley is one of those rooms that reminds you why live music matters: intimate, warm, close enough to watch her guitarist’s hands on the strings. “Put Your Records On,” “Just Like a Star,” “Seasons” — and a jam session that turned the whole room into a moment.

This is the thing about living in Tahoe: we’ve got an incredible music scene right here, but it’s also nice to know the bigger acts are never that far away. An hour and a half down the mountain and you’re front row for a full-circle night.

First-time buyer? nervous about the monthly payment? Or moving on from a rate you know you’ll never see again? Either way, if you’re going conventional, a 2/1 buy down might be the bridge. 🏔️

Your payment is calculated at a lower rate for the first two years, then steps up to the full note rate for the rest of the loan — same conventional loan, easier entry point.

Example on a 6.50% note rate:
📉 Year 1 → payment based on 4.50%
📉 Year 2 → payment based on 5.50%
📈 Years 3–30 → 6.50% (full note rate)

The buy down is typically funded through a seller credit, not extra money out of your pocket. You still qualify based on the full note rate - so there’s no surprise when the buy down expires. It’s built for buyers who are sold on the home and the price, but need the first year or two of payments to feel manageable.

Two years of lower payments. A little room to breathe while you settle in. And this isn’t a rate you’re stuck with - if rates do drop down the road, you can always refinance. That’s the strategy.

What a weekend looks like: cheering on my kiddo at the Donner Lake Triathlon (150m swim, 3km bike, 2km run) 🏊‍♀️🚴‍♀️🏃‍♀️ … then home for a quick breather and straight out the door to host an open house. This is the life of a real estate agent in Tahoe!
