Raise your hand if you waited to buy a car because of the interest rate the salesman offered you. 🙋‍♀️ The answer is *probably* no...and you bought it anyway.

Why? Not because you were being irresponsible...but because you needed something to drive.

What about education? Did you wait to go to school because the student loan rates were higher than they once were?

I'm going to guess no...you went and got your degree anyway. Not because it was a "good deal," but because you wanted to further your education and land a better paying job.

Buyers in the current real estate market are portrayed by the media as foolish, but their actions fall directly in line with buyers of any significant investment in a person's life.

They need something. They find something that fits their needs. They buy it.

Of course, there are certain elements that may affect the car you can afford or the school you choose to attend...just like interest rates may affect the type of house you can afford to buy. But you stay within budget.

And homebuyers today are no different.

If buying a new place has been on your mind but you've convinced yourself you're crazy for "trading in your 3% interest rate for 6%," rest assured. You're anything but crazy.

You are worthy of investing in yourself and where you live. And I am here to help answer any questions to help you get there.

But that's not all! Their former home found its perfect match going under contract on July 4th—Independence Day! What's even more special? The proud new owners are veterans who served our country with honor. It’s fate that these heroes found their family home on such a significant day.

It's moments like these that remind me why I love what I do! Being part of these milestones in life is truly a blessing.

Okay.
This might ruffle some feathers. Normally, I don't advise people to sell their home "For Sale By Owner."

But if you are absolutely, positively CONVINCED that you do not want to hire a professional real estate agent like me to list your house… here is what I would recommend doing to sell your home for the highest price possible.

I'm going to share a "to do" list of what I personally do to promote my listings here in Hamblen & Jefferson Counties. Facebook won't let me fit all of this into one post, so I'll post my advice in the comments. Let me know if you have any questions, I'd be happy to give you free advice.

I'm hoping sharing this will build some goodwill in the future. Who knows, maybe 5 or 10 years down the road, you may decide to work with me! If not, that's cool too. I hope this advice is valuable for you.

What do you get when a custom home builder is married to an interior designer??

THIS gorgeous lakefront home!

This stunning retreat spared no details - from floor to the ceiling! As soon as I met with the sellers and I saw it in person, I knew it was something special.

Why did Sears stop selling homes in 1942?

These home kits were wildly popular in the early 1900s. When Sears released its “Sears Modern Homes” catalog line, it was complete with 40 ready-to-build homes. Eventually, it was expanded into over 400 different designs and layouts, with the option to add on plumbing and electrical for an additional cost.

(For cities without municipal water systems, you could add-on an outhouse for just $23!)

The prices ranged from around $650 to around $6,500 for the complete kit, which included pre-cut lumber. They advertised that you could build your own home in 90 days.

Most of the history of these homes was lost due to the destruction of sales records during the move to Sears Tower in the 1970s. However, it is estimated that they sold between 70,000 and 100,000 homes between 1908 and 1940. It is hard to say how many homes are still standing today. At least 5,000 of them have been identified, but most are still undiscovered. Experts believe around 70% of them are still standing - many of them right here in Tennessee!

The phrase “they sure don’t build them like this anymore” is a direct reference to Sears homes. (Okay, that part might not be a fact, but it feels true.)

In 1911, Sears opened their own mortgage company, in an effort to make the process streamlined for its customers. But this was likely their downfall.

The company faced a public relations disaster when the Great Depression hit. They ended up having to foreclose on many of their own customer's homes. The final nail in the coffin was the lumber shortage in the early 1940s, due to the preparations for WW2.

They halted residential construction from fulfillment issues and had to refund deposits on homes that were made. They discontinued the catalog in 1940, and completely closed their sales offices in 1942.
