Congratulations to the Persak family on the purchase of their home! 🏡 The trust in this transaction was 🌟 unmatched 🌟.

With their sights set firmly on one home, 😳 🏡 we had real conversations about options *if* the transaction was unsuccessful. It’s still not the easiest having those conversations, but the Persak’s trusted my direct and open approach to allay their fears and concerns. 🪄

They asked, “What happens if this gets crazy?!” 😜 I often replied that real estate often doesn’t have a “standard” step by step process. Each option available to clients is determined by the specific market, specific agents involved, specific seller on the other side, the personalities of all involved, and the uniqueness of the home. 🏡

During their busiest times at work, they made themselves available to secure their largest investment and have the conversations necessary to be SURE they understood. The conversations and the understanding are the BEST part of the relationship. 💕

We were able to get the home negotiated with a brand new roof, the majority of closing costs paid; and the exact school zone they desired! Oh.. AND they were so on top of their financing deadlines that we were able to close early at the ninth hour! ⏰ 💨

While it’s only half of us, this is one of my favorite childhood photos. ☺️ My dad had just gotten out of the Navy 🇺🇸 🛥️ and my parents became homeowners in Pensacola, my hometown.

I vividly remember the process of looking for a home 🏠 as a child. Skipping through carpeted rooms, climbing the stairs, and claiming rooms— it was all just fun! 🤩

Of course, at the time, we didn’t understand fully the gift of stability that homeownership was for our family. As Black Americans, not everyone was happy we moved into the neighborhood; but after our military family had lived in California, Rhode Island, Kentucky, and Cuba, we were happy to have roots.

My parents still live in our paid-off childhood home, and it’s always sigh of relief to cross the threshold and enter that safe space. Even now, I get a little teary seeing my son play with his cousins on the same streets we walked, biked, and skated. Always full circle moment. ⭕️

The market is a moving target. 🎯 You need to work with a professional who is IN the current market. It’s the difference between your move being successful or an utter failure.

2 years ago, the low interest rate your friend/aunt/mom/second cousin twice-removed qualified for was not SIMPLY because of their financial profile. The Fed adjusts interest rates to either stimulate or slow down the economy; as it relates to real estate, mortgage rates…. You qualifying for a higher interest rate because the Fed is protecting against inflation now is NOT a direct reflection of your ability to manage your finances. Shake off comparison and shame. 🥊

1 year ago, sellers that priced their home well had to do minimal repairs to sell AND didn’t have to allow as many showings because buyers competed. The concern for sellers was, “Where are we going to go?”….. Now, there still is some competition on certain homes, the market is still appreciating (just slower) AND seller don’t have to compete for their next home, easing stress and making moves easier. 🏡

40 years ago, your mom bought a home for $30,000. She was also incredibly proud of her “luxury car” with its huge car phone… things change 😉 ☎️

What should you do in any market? Focus on your goals, your affordability, and the reality of the market you are in… And call me. 😉

Sometimes you take a bold chance, aim, and hit the target! 🎯

One of my favorite things to do is to negotiate. The contractual work of real estate is normally black and white…but HOW we get to the contract is the fun part 😜.

While in the showing, my client pointed out a few preferences and upgrades they would have to do. They almost walked away, but I challenged, “What if?” 😜 We made a bold offer, they followed my strategy, and after a few “pump fakes” 🏀 and back-and-forths… we got it done! 💪🏾

The power in this one was knowing the seller’s motivation 🤔 ⏰ 🤫. We got it done ahead of timeline, closed early, and got our bold offer accepted and closed with an additional credit. 💰

Sellers, if your home 🏡 is ONLY available to show between 4:17 and 6:23 ONLY on Tuesdays, be prepared to own it for longer. ⏰ Here’s why:

Buyers can’t buy what they can’t see!

In order to make a decision about a home, buyers need the MOST availability you can give. Selling a home does require you to open your doors and open your schedule 😉.

While we can be creative with scheduling and giving advance notice, there are some buyers who will pass on seeing your home if they feel you’re being too “extra” or if there are too many restrictions. 😬

If your home is on the market, recognize that one of the BEST ways to get you to “SOLD” faster is to allow as many showings as possible.

I couldn’t make it to the awards ceremony this year (ironically) because I had a family obligation. Several fellow agents excitedly texted me that I received the “Work/Life Balance Award: for your elegant ability to work through change while maintaining personal passions and responsibilities” as well as the Gold Award for 2022 Production.

Vulnerable moment: If I’m being honest, my personal life is a hot mess. 🤷🏾‍♀️ The beginning of this year has been a constant effort to regain balance. 🧘🏾‍♀️ 💫

This was such an encouragement in my efforts to control what I can control. Keep pushing. Keep first things first. 💕

Congratulations are in order for our first-time homeOWNER! Our buyer was referred to RARE by a lender colleague and what a ride we had! 🎢 🌟

After looking at his desired locations, he went under contract on a Midtown home! We were excited with and for him, but always tell our clients that the home is not sold until it’s SOLD. 🏠 🪧

Well… inspections came back and there were several major issues the seller refused to address. We could not recommend in good conscience that our buyer proceed; the issues the inspector outlined were EXPENSIVE! 💵

We guided our disappointed buyer through the termination process, so that he could move into a home that would be a blessing…not a burden. 🧰 🔨

We put a cream puff of a home under contract next! 🌟 This home had great renovations and the major repairs already done, so it was a perfect fit with a *CLEAN* inspection! As an added bonus, we were still able to negotiate a lower purchase price due to a bank’s appraisal. 💰

The lesson: 🌟 What’s for you is for you. 🌟

So proud of for sticking with the process.
