SOLD for over asking price with multiple offers in the first 48 hours! If I made this look easy, I have done my job but this listing was months in the making. These smart business savvy sellers called me early about listing their home even though it was months away. They installed a new HVAC , had a staging consultation, executed the stager’s recommended plan, and several other pre-listing items that I recommended that would make an impact and were doable. So happy for these well deserving sellers (who I also call mom and dad 😉)!

I love meeting new people in this business and these buyers were awesome! They were displaced from the recent tornados and decided it was time to buy their own piece of real estate and quit renting. Thanks to 2 different sources referring them to me, they gave me a call. This was a multiple offer situation to which they listened to my advice and GOT THE HOUSE and what a great house it is!!!

2nd Quarter of 2024 has come and gone. WOW! Here are the takeaways…

🟥 These stats are from all of Leon County combined. The NE is trending slightly different with 4% more sold than last year and an average sale price of $476,000

🟥 Sales prices are still trending upward so don’t wait for interest rates to go down. If you have a need to buy, buy now and refinance later.

🟥 Move-in ready homes are still moving fast. I always tell my clients to pick a project each year for their home. It can be big or small depending on your situation that year. This will pay off when you go to sell one day.

🟥 The biggest thing I am seeing is that we ❤️ our buyers right now! Agents love them. Sellers love them. Lenders love them. We want them to have a great buying experience and are happy they are here. Coming out of the market we were just in, it’s nice to see our buyers shining 🤗

I was just reflecting back on a closing I had a few weeks ago where the seller sadly passed away 2 days after we put her (off market) home under contract. Here is what I am thankful for...

🟥An established 10+ years in the business so that I could approach the situation calmly and know exactly who to call
🟥Jim Butler, the listing agent, who also has a lot of years in the business and approached the death of his seller with such professionalism
🟥A buyer who has such a strong faith that handled the situation with such grace and patience
🟥 The deceased, seller's family, who all rallied around the task at hand to carry out the seller's wishes of the contract she signed prior to her death
🟥 Susan Thompson, and her team, at Smith Thompson Shaw for walking us all through the legal matters
🟥 Mary Katharine Croley Lawler for finding a way to insure the house at closing, even though it needed a new roof and it could not be put on until after closing due to 4 family members now being involved and wanting to pay for the roof out of the seller's proceeds once the closing had occurred
