As an Agent for you to survive for a long time will require you to understand the concept of Building Relationships which are Relational and NOT Transactional.

You will need to understand these numbers.

34% of your business will come from New Customers/Clients.

33% of your additional business will come from Repeat customers.

33% of your survival business will come from Referral customers.

Those numbers 34+33+33=100 %

It is impossible to survive on the 34% of New Customers and not cultivate the Relationships to get Repeat and Referral business.

This can be used it as:

1. Emergency Fund
2. For renovations
3. To buy another property
4. Buy a car because this HELOC interest is Tax Deductible
5. Pay for Pre Need Funeral Expenses so your family member don’t have to worry
6. Pay for College Expenses
7. Go on a dream vacation
8. Payoff the first mortgage if the interest is too high and only pay the Interest of the HELOC for the first 10years until you can payoff the entire loan.
9. Buy whatever you need.

A FSBO can absolutely work.

But most people underestimate where it actually gets hard.

It’s not putting the sign in the yard.
It’s everything that happens after.

Here’s where I see sellers get caught off guard:

1. The first 10 days
That’s the window.
Not 30. Not 60.

If the price or presentation is off, you don’t just “fix it”…
you’re now chasing the market instead of leading it.

2. Who actually sees your home
Most serious buyers are working with agents and watching platforms like Bright MLS daily.

If you’re not positioned there the right way, you’re missing the people who are ready to act.

3. Negotiations aren’t one conversation
The offer is just the start.

Inspections, appraisal, timelines, credits…
that’s where deals either hold together or fall apart.

4. The paperwork isn’t forgiving
Disclosures, deadlines, contract language…

It’s not about filling it out.
It’s about knowing what matters and what can come back later.

5. It gets personal fast
Buyers critique the home.
Inspectors find things.

Without a buffer, it’s easy to react instead of stay strategic.

A lot of people stay on the sidelines too long waiting for the “perfect” time to buy, but her point is that once you can realistically afford the down payment and the numbers make sense, ownership starts doing something rent never will: it builds equity for you instead of for someone else.

Every rent payment keeps a roof over your head, but it does not move you any closer to owning an asset.

Money drained from your pockets giving you anything back. You cover the landlord’s mortgage, help grow their equity, and stay exposed to rent increases, all while owning none of the asset yourself.

That is why buying early can matter so much. The sooner you get into the market, the sooner your monthly payments can start building ownership, the sooner you benefit from appreciation.

The problem is that rent keeps draining money out of your hands without giving you anything back. You cover the landlord’s mortgage, help grow their equity, and stay exposed to rent increases, all while owning none of the asset yourself.
