I was 24 years old standing on the side of a Pennsylvania highway…

I was in a suit jacket in July changing a tire on the way to show a house.

Suit because I was young and I wanted them to take me seriously, even though the house was a 60 grand starter and the buyer probably didn’t care what I was wearing.

Tire blew and it was like 90 something degrees out…

I tossed my jacket in the back seat, got the donut on in 15 minutes with my hands black and sweating through my shirt.

Got back in the car and called the client.
“Hey, my last showing ran a little over. I’m gonna be 15 minutes late.”

Lied. Of course I lied. Because here’s what they don’t tell you when you get your license.

Clients don’t give a $hit about your real life.

They don’t care if your tire blew or your kid is sick or you went to a funeral that morning.

They just don’t care. They want what they want when they want it, and if you can’t deliver they’ll find somebody who will.

Or at least that’s what got me through the early days…

Drove the rest of the way on a donut, showed up looking rough, wrote a contract on that house two weeks later.

That kid changing a tire in a suit in July is the same person I had to become every time this business broke me. And it’s broken me a few times.

This is not a polished business.

Stop trying to make it one.🙂

An agent on my team told me last month he’d do 40 conversations a week. No problem.

Then nothing…Half that on his best week. Most weeks closer to 10.

He showed up to a huddle last week and said he didn’t know how to do this.

I gave him credit for saying it out loud. Most agents won’t.

Then I looked at what he’d actually done.

No 1:1 booked with me. Didn’t show up to the workshop I ran for the team. Didn’t show up to the pond session.

Every door I held open, he walked past.

Another agent on the team came to that same workshop.

Set 3 appointments the next day.

About to close a buyer because of what she learned in that one hour.

Same team…Same access. Different choice.

Your commitment isn’t what you say. It’s what your calendar shows.

When you tell me you don’t know how to do something, I’m going to look at what you’ve actually tried. Not the help you said you wanted. The reps you put in.

If your actions don’t match your words, your words don’t matter.🤷♂️

People don't answer the phone anymore, the phone is dead...

oh yeah??

Second half of 2025 our team averaged 4,000 dials a month.

This year we're at 14,000 / month. Business is up 3x.

Shocking, I know...But let's go deeper

Nick had a deal die at inspection last month. Most agents ride that out for two weeks feeling sorry for themselves.

He took the same buyers, showed them another house, got an offer accepted. Two closings next month from the same money pond pipeline that the dead deal came from.

He didn't get lucky...He's PROACTIVE

Like EVERY DAY proactive.

Volume negates luck.

If you're sitting on 5 conversations a week wondering why your business is inconsistent, you don't have a market problem. You have an input problem.

Nick has 12-20 convos per DAY. Most agents don't do that in a month.

I love a cherry on top deal. The referral out of nowhere. The Zillow lead that closes in 30 days. Those are amazing.

I will NOT plan my mortgage, my kids' college, or my wife's expectations around cherries on top.

Math is the Path.

Most agents won't do 10 a day. They'll do 1-3 and blame the market.

The market is not hard. You're under dialing.

Go look at your dial count this month. Be honest. Then go look at your closings.

That's not a coincidence. That's a math problem you've been pretending isn't yours.

Agents, I want you to WIN. Really I do.

But to win you have to be honest with self.

Trust me, I wasn't more often than i'd like to admit.

But....

Where do you want to go?

What level of activity is required?

Are you willing to commit to that?

Period.

Real estate can beat you up. IYKYK😝

I'm telling you. It will show every part of you.

Maybe it's because its income is based on what you do.

Maybe it's because the wins come slow. You have to make long term choices over short term ones. All the time.

Hell, buying a house is a long term choice. Versus rent. So you can build equity.

But…It's not about TIMING the market. It's about TIME IN the market.

But here's what I love most.

Real estate shows me the good and bad parts of me. It's the classroom.

It's brutal. And I've seen it do this to other people too.

If you're tough enough, it makes you better. If you're not, it will chew you up and spit you out.

I don't know about you. But I like a challenge. That's why I love this.

Being an agent and leading people through this has been one of the best parts of my life.

I'm grateful to show up every day and earn my spot.
