Mortgage Market Commentary
Mortgage rates rose last week, despite the national survey results. While the recent run-up in rates may have been induced by perceived positives from the administration change, this increase in rates is based on fundamentals and may be the beginning a long trek upward. In two speeches, Fed Chair Janet Yellen gave no hints that would lead analysts to reduce the predicted three rate increases in 2017. Both the employment rate and inflationary pressures appear to be at levels that will enable the Fed to begin backing further away from emergency-level monetary policy. However, the chance of an increase at the next Fed meeting remains near zero, but odds are strong for an increase in March.

The most important economic data due this week is the first estimate of the final quarter of 2017’s GDP. Consensus estimates hover around 2.2%, a decrease from 3rd quarter’s 3.5%. However, a number of experts are predicting a reading over 3.0%. If they are correct, then rates are likely to climb. We’ll also get New and Existing Home Sales data which could help push rates even higher.

Mortgage Market Commentary
Mortgage rates found a tiny bit more space to move upward last week, with additional confirmation that September’s economic climate was slightly better than August’s. Industrial Production stepped upward 0.2%, with both manufacturing and mining segments posting 0.4% increases. Housing news also came in mostly positive, with Existing Home Sales rising by 3.2%. While the headline Housing Starts number revealed a 9.0% decline, the decline was all in the multi-family segment, with single-family homes posting a solid 8% increase. After the previous increase of 0.3% in the core reading of the Consumer Price Index, the core reading increased only 0.1%. While we are seeing more hints of firming inflation, none of it seems to stick around long enough to really concern the markets.

This week is book ended by Consumer Confidence and GDP. If Confidence starts the week decreasing more than expected, then rates may move downward. However, if both Confidence and GDP come in near expectations, then rates should remain mostly flat or perhaps slightly down.
