This transaction was a roller coaster, but with faith, strategy, and strong representation — we made it to the finish line! 🙌
During inspection, the buyer’s agent requested $5,000 in seller credits 😳 claiming:
🚫 The garbage disposal wasn’t working
🚫 The dishwasher was broken
🚫 There was termite evidence
🚫 And even “obstructions” in the plumbing lines
Sounds like a lot, right? Well… here’s where expert representation makes ALL the difference 👇
After reviewing everything with my seller, I discovered:
✅ The garbage disposal was working perfectly fine
✅ The dishwasher was replaced with a used working one, because every $1 matters!
✅ There was no evidence of termites (and no WOD inspection to prove otherwise)
✅ The “pipe obstruction” was just normal residue — the videos showed a clear view of pipes just very small residue which is normal
By standing firm and requesting proof instead of just accepting claims, I was able to save my seller $5,000 💰
Then, just two days before closing — the lender said we couldn’t close 😩
But I knew exactly what to do 💪
Since the buyer was past their loan approval date, I advised my seller to offer a 10-day extension in exchange for an immediate partial escrow release. This strategic move put pressure on the lender, buyers, and agent to get it done otherwise their client looses that escrow!
And guess what? 🙏 The buyer’s credit improved just in time, and we closed successfully today!
