Donโ€™t cry. Did you know your credit score is only one of several factors that determines your mortgage rate and terms?

Your down payment, loan program/type, loan purpose, property type, rate type (fixed vs ARM vs I/O) and the general market.

All these factors determine your risk to the lender. Less Risk = Better Terms

You can often use one factor to make up for the other, but thereโ€™s one secret tool nobady talks about that can make up for a majority of these factors and get you the best terms!

Comment TERMS and I will share it with you.

Iโ€™m trying to qualify a bank statement loan, and apparently weโ€™re stopping everything for a motivational speech. ๐Ÿค”

Mortgage options can look different depending on how you earn your income. If your tax returns donโ€™t tell the whole story, a bank statement loan looks at your actual deposits instead.

๐Ÿ’ฌ Be honest: which โ€œby the wayโ€ line got you? ๐Ÿ‘‡
๐Ÿ“ฉ Buying, refinancing, or just curious what youโ€™d qualify for? Send me a message.

is a Veteran and Veteran-focused Realtor in Tampa, South Florida. Caleb explained to me the military is not for everyone; you have to be able to follow rules.

In our podcast conversation, I found it interesting that Caleb admitted he doesn't naturally like being told what to do. Looking back, he said the military was good for him at that point in his life.

Boot camp forced him to mature quickly, and his service also gave him the opportunity to travel to 15โ€“16 countries.

Do you think military service is a good way to gain discipline and life experience after high school?

Kris Sabio was laid off during COVID, so he built a family business.

He entered Tampa real estate during one of the busiest markets we have seen. Buyers were everywhere, inventory was scarce, and getting offers accepted was difficult.

Kris learned how to convert opportunities, serve his clients, and build a consistent real estate business.

His business eventually grew enough for his wife to leave her day job and join him. She now helps with photography edits, appointments, driving, and the daily work behind the scenes.

One layoff changed the direction of their entire family.

How should real estate agents use AI? Kris Sabio () joined Tampa REAL Tea to break down where it helps and where it doesn't.

His advice: every agent and realtor should learn it, but shouldn't hand everything over to it. Use AI for more efficient processes, to compete better, and to stand out. For creative work, let it sharpen your ideas and spark inspiration, but don't let it become your creative side. That's what makes your business yours.

Where in your real estate business has AI saved you the most time? Tell us below ๐Ÿ‘‡

A strong sphere of influence gives you a head start with every real estate lead.

gets most of his business from people who already know him or were referred by someone he has worked with. He isn't starting from zero with those clients. The trust is already there.

That makes a huge difference compared with competing for attention from a cold internet lead.

How much of your business comes from referrals or your existing network?

Would you know these weird home improvement tools are real? Tampa realtor wasn't so sure. ๐Ÿ˜‚

Host Khaled Morad put her to the test with a round of Real or Fake: a wearable chair, a floor squeak detector, a carpet knee kicker, painting triangles, a "toilet tilter" for a stronger flush, and a toilet clog detector.

She called the carpet knee kicker "so fake." It's real, and Khaled was sure a realtor would know that one. By round four, Precious admitted she's really bad at this game. And the toilet tilter? Khaled made that one up himself.

๐Ÿ’ฌ Your turn: which of these do you think are real? Drop your guesses below before you watch ๐Ÿ‘‡

She started her real estate career without quitting her teaching job, and a realtor friend is the reason why.

For women wondering how to start a career in real estate while planning for motherhood, 's advice is simple: "just dive in and do it if you believe in it." But she also believes in preparing, because moms and providers carry real responsibilities.

When she got her license, a friend who was already a realtor pulled her aside and warned her not to stop teaching. Keep a side income, she said, while the business grows. Precious listened, and she's glad she did.

Believe in it and build a safety net. You don't have to pick one.
