A lot of buyers think if mortgage rates drop from the low 6s into the high 5s, their payment will change a lot.

But the math tells a different story.

On a $500,000 loan, the difference between a 6.1% rate and a 5.9% rate is only about $60–$65 per month.
Not $300. Not $500. Just around sixty bucks.

That’s a lot smaller than most people expect when they say they’re “waiting for rates to hit the 5s.”

If you’re holding off because of rates, it might be worth running the numbers again. Rates have already improved quite a bit compared to last year — and the payment may already be closer to workable than you think.

Sometimes the opportunity is already here… it just doesn’t feel like it yet.
