Staging is an added perk that can definitely go a long way. While it's not always super necessary, if you’re selling a higher priced home or one with a unique floor plan, it certainly helps. You want buyers to picture themselves living here. We cannot stress this *enough* Here's a list of the most important considerations when it comes to photography
1️⃣ Hire a professional photographer and if your budget allows it, someone who can record video too. Drone shots are a nice extra too.
2️⃣ Turn on all the lights and open all the blinds, curtains, and shutters.
3️⃣ Get a lot of angles that best capture the updates
4️⃣ Pay attention to details – toilet seats down, closet doors shut, etc.

Pools are expensive. To build (if you can even get a builder to commit to the project) and to maintain...they're just, a lot. Luckily, our city is filled with awesome hotel pools that you can get access to via the hotel directly or through . Sure beats paying the 100k for
a pretty basic pool and $170 a month to the pool guys for maintenance.

Hire a professional cleaner. While your GC should keep a clean job site, it's not the same as a deep clean. Dirty fingerprints, smudges, and toilet rings have to go. The place should be immaculate. No buyer can picture themselves in a dirty house. End of story.

6 Tips to Sell Your Flips, Part 2. It's all in the DETAILS!
Here are 5 pretty inexpensive details that will make a huge difference but are often overlooked:
1️⃣ Door k***s (Go for simple and modern)
2️⃣ Blinds – because there's nothing worse than those covered in dust and falling apart
3️⃣ Light fixtures and fans (When they're outdated IT SHOWS. Don't skimp on this important detail)
4️⃣ Outlets and light switches (No one wants to see yellow outlets and switches)
5️⃣ Cabinet pulls/k***s – simple and modern. Black and brushed nickel are safe bets.

Things change fast in real estate. Just 2 months ago house prices were on a historic rise with no end in sight but now, with interest rates on a historic rise, home prices are plateauing in our area...and in some areas are even dropping. Sellers and house flippers beware. Overvaluing and under fixing is not going to work anymore. So let's revisit some basics on getting your flip sold, starting with our first tip: PRICE.
👉 For 2 years the strategy has been to keep pushing the price up. And it’s worked. Until now. We need to be more diligent when valuing properties. If the ARV is $400k based on recent comps, that doesn’t necessarily mean the ARV is going to be $450k or even $400k in a few months when the flip is finished.
👌 So here's the TIP: Build in a buffer in case the prices drop 10-20% back to normal.

It's ridiculously hot out there, Tampa. If you're strictly seeking shelter (aka: AC), here are our 5 favorite places around town to cool off.
1. Armature Works...but sit inside, of course. With tons of great food vendors and some cool shopping too, it's easy place to grab the crew, have a brew, and enjoy some good eats. Plus, it's kid-friendly too.
2. Dali Museum + lunch on the St Pete Pier. Museums are always refreshingly cool inside. And you can't go wrong with Dali...or the new pier.
3. Splitsville...go bowling and enjoy lunch or dinner while you're there. It's a one-stop shop.
4. Civil Axe for some axe throwing fun. Then reward your efforts with a lunch at one of Ybor's many restaurants.
5. iFly for an indoor skydiving experience, which is great for (almost) all ages.

BRRR: REPEAT! Now that you’ve done one and it worked, there’s a natural itch to keep going. Get as many as you can as fast as you can, right? Pump the breaks 🖐
👉 The key to repeating the process is learn from your mistakes, figure out what you can do better, and don’t move too fast. Don’t buy a property, go through all the steps, and then at the end realize you paid too much and the BRRRR isn’t going to work. Buying houses is good, but buying good deals is better. That never goes out of style.

BRRRR: REFINANCE (cont'd) So you've found a small and local bank with a really great point of contact who can make decisions on your loan. There are couple things to watch out for at this point; will they cash you out (loan more than what you’re into the property for) and do they have a seasoning rule (you need to own the property for X amount of time before they’ll loan)?

BRRRR: RENT – okay, so the house has been purchased at a great deal and you've rehabbed, still staying under 75% of the ARV. That's a win in our book. But now to the renting part of the game. Your lender is going to feel way better about the loan if you have steady income.
📒 Here's our two cents: Run the property like a business, not a hobby. Screen the heck out of your tenant before the lease is signed. Check their income and credit score and be sure they have a clean background and no evictions. Don't ever budge on these things. It will save you a lot of headache, trust us. Stick to the lease and stay on top of payments, property maintenance, etc. And if you don't have the time for this, then hire a property manager to do it for you.
