Rents for single-family homes rose 13.4% nationwide in June from a year earlier, versus 14% year-over-year growth in April. Yet demand from renters is still gaining.

Thankfully we are nowhere close to the housing market crash that we saw during the 2008 Great Recession. Although rising mortgage rates are a concern for the average home buyer, it’s important to take into consideration the impacts of current inflation as well. Many buyers are questioning whether they want to buy a house right now, while they’re also paying for high gas and groceries.

At this time U.S. 𝐡𝐨𝐮𝐬𝐞𝐡𝐨𝐥𝐝𝐬 𝐚𝐫𝐞 𝐞𝐜𝐨𝐧𝐨𝐦𝐢𝐜𝐚𝐥𝐥𝐲 𝐬𝐭𝐫𝐨𝐧𝐠𝐞𝐫 𝐭𝐡𝐚𝐧 𝐢𝐧 𝟐𝟎𝟎𝟔, prior to the 2008 crash. So it’s said that there won’t be a housing crash primarily because of new lending regulations resulting from the recession.

While the housing market is already believed to be correcting itself, it’s expected that there will be an 𝙞𝙣𝙘𝙧𝙚𝙖𝙨𝙚 𝙞𝙣 𝙝𝙤𝙢𝙚 𝙞𝙣𝙫𝙚𝙣𝙩𝙤𝙧𝙮 𝙖𝙨 𝙩𝙝𝙚 𝙫𝙤𝙡𝙪𝙢𝙚 𝙤𝙛 𝙨𝙖𝙡𝙚𝙨 𝙙𝙚𝙘𝙡𝙞𝙣𝙚𝙨.

Of the 400 housing markets across the country, it’s estimated that 210 𝒂𝒓𝒆 “𝒔𝒊𝒈𝒏𝒊𝒇𝒊𝒄𝒂𝒏𝒕𝒍𝒚 𝒐𝒗𝒆𝒓𝒑𝒓𝒊𝒄𝒆𝒅”, or overvalued by 25%.

It’s no secret that mortgage rates have been on the rise over the last 6 months. Both sellers and buyers alike are still trying to hold on to the hope of those historically low rates from earlier this year. The increase in rates has caused confusion for those looking to buy, it’s not unusual for those who are confused to fall back and do nothing.

Jerome Powell, chair of the US Federal Reserve, explained the rise in rates was in effort to 𝙘𝙤𝙤𝙡 𝙙𝙤𝙬𝙣 𝙩𝙝𝙚 𝙝𝙤𝙪𝙨𝙞𝙣𝙜 𝙢𝙖𝙧𝙠𝙚𝙩. Supply and demand needs to be better aligned so housing prices can go up at a reasonable level and at a reasonable pace. The goal is 𝙨𝙤 𝙥𝙚𝙤𝙥𝙡𝙚 𝙘𝙖𝙣 𝙖𝙛𝙛𝙤𝙧𝙙 𝙩𝙤 𝙗𝙪𝙮 𝙧𝙚𝙖𝙡 𝙚𝙨𝙩𝙖𝙩𝙚 𝙖𝙜𝙖𝙞𝙣.
