There's a poem in a movie I quote way too often.

“I hate the way you talk to me, and the way you cut your hair…”

And it ends with:

“But mostly I hate the way I don't hate you. Not even close. Not even a little. Not even at all.”

And honestly? That’s kind of how I feel about real estate.

I love this industry.
I love what a good listing can do for a family. The equity it unlocks. The next chapter it funds. The relief of finally being able to move forward.

But I’d be lying if I said there aren’t things about how some homes get listed that drive me absolutely crazy.

So in honor of one of the greatest 90s rom-com monologues of all time…

Here’s the truth most sellers don’t realize:

The difference between a home that sells in 7 days at top dollar and one that sits for 90 days with multiple price reductions usually isn’t the house itself.

It’s the strategy behind it.

The pricing.
The photos.
The marketing.
The communication.
The plan for week 2 and week 4.
The conversations happening before the sign even goes in the yard.

That’s honestly about how long it takes to know whether a listing agent actually knows what they’re doing.

Save this post.

Send it to the friend thinking about listing this year.

Or keep it for yourself for later.

Because most homeowners choose a listing agent based on:
the highest suggested price
the nicest brochure
or the most recognizable name in the neighborhood

And truthfully?

None of those things predict whether your home will actually sell well.

The real indicators are:

✔️ They ask questions before talking price
✔️ They explain the market using real data
✔️ They have a written strategy
✔️ They review the competition with you
✔️ They can clearly explain their numbers and process

Those things matter because they show preparation, honesty, and experience.

And the red flags matter just as much.

If someone guarantees a sale price?

Run.

No one can guarantee what a home will sell for because no one controls the market.

A great listing agent’s job is not to promise a number. It’s to position your home to compete, attract demand, negotiate strategically, and help you make smart decisions throughout the process.

The difference between a home sitting and a home selling well is strategy.
